The newly built part is on two levels. Ground floor has a sitting room, dining room with kitchenette, bedroom, and bathroom. There are two bedrooms and a bathroom on the upper level.
The utilities include alarm system, automatic irrigation, artisan water well with 20,000 lt deposit, another one near the house, from where the water goes to the osmosis purification system and is in the end stocked in another tank with potable water.
It is a newly restored property with introduction of modern technological solutions, offering all the required comforts. The conditions are perfect and the location, with easy access, is very central. Castiglion Fiorentino with all services, including railway station, is at 6.5 km distance. Cortona – 18 km, Arezzo – 19.5 km, Montepulciano – 31 km, Montalcino – 56 km, Siena – 62 km, Perugia with international airport in continuous expansion – 67 km, Florence – 80 km.  So most famous places in central Tuscany and Umbria can be reached in less than one hour of driving.
At about one kilometre there is a small aeroclub, where it is possible to land with smaller aircrafts, take lessons or rent a plane or helicopter. The club also has a restaurant/pizzeria and rooms for rent in case you have un-expected guests.
Most probably in the near future a new High Speed train station will be realized at a distance of about 20 km. This would mean getting to Rome in 1 hour and 15 minutes and about 03 minutes to the centre of Florence, one hour and 50 minutes to Bologna and 3.5 hours to Milan.
