Ancient Tuscan estate with villa, residences, millenary church, and agricultural production in the heart of a medieval village

Nestled in the gentle hills of the Chianti region, this exceptional estate is located within a village of very ancient origins, where history intertwines with the natural landscape in an atmosphere of rare authenticity.

The village, whose documented origins date back to 989 AD, still preserves the remains of a medieval castle that dominated the area between the 10th and 13th centuries, before being destroyed in the conflicts between the Guelphs and Ghibellines. Archaeological finds uncoveredincluding coins, ceramics, and everyday toolsare now displayed at the San Francesco Museum in Greve in Chianti.

The estate extends over more than 56 hectares and includes a main villa of approximately 400 sqm with a private swimming pool, six independent apartments of around 100 sqm each, a Romanesque church from the 11th century now incorporated into a farmhouse building of about 400 sqm in need of renovation for which a conversion project into a six-bedroom, six-bathroom villa has already been approved. The property is further completed by historic cellars covering over 200 sqm, barns and agricultural outbuildings totaling another 200 sqm, a second swimming pool dedicated to agritourism activities (15x8 m), one hectare of Cabernet Sauvignon planted in 1998, six hectares of vineyards currently in production (2.8 ha Chianti Classico DOCG, 3.2 ha IGT including 1.7 ha Sangiovese and 0.3 ha Chardonnay), approximately 1,000 olive trees, and 30 centuries-old chestnut trees, as well as 42 hectares of woodland and chestnut groves. Water supply is guaranteed by three natural springs, with the future possibility of connection to the public water network. Heating is provided by LPG, with the option to connect to the methane gas network available near the property.

The villa and surrounding structures underwent significant renovation in the 19th century, giving the estate its current layout with the main residence, cellars, stables, and agricultural buildings. Some architectural details of the ancient castle remain visible, particularly in the cellars.

An ancient Roman road crosses the property, with original paving still visible in some parts of the woodland. The church dedicated to Saint Christopher, protector of travelers, is mentioned in various historical documents, including a notarial deed from 989 preserved at the State Archives of Florence and the 16th-century Carte dei Capitani di Parte Guelfa.

Major transport links are easily accessible: the Incisa motorway exit is about 2025 minutes away, while Florence Airport can be reached within an hour.
