Project to transform the current 4-star Superior Charming Resort into an RSA, a health village with apartments and polyclinics that will retain its elegance and gentility as well as its high level of services.
Description
The project idea is to realize the development of a health, care and hospitality village, a residential facility that is a place for the elderly to live. The project requires considerable renovation, the proposal (total area of the property complex, currently hotel, is 9,824 sq m) includes the construction of two 2 licensed RSAs for 80 beds each, for a total of 160 beds and totally independent of each other, 12 sheltered apartments of 50-80 ca sq m each for the elderly and disabled, each with private garden or terrace and access to the park. In addition, the construction of a ward to ensure the isolation of any infected people in addition to the medical-policy center of ca 700 sq.m. with entrance and reception area, areas designated for rehabilitation or other medical-health activities. The strengths of the project are the luxury facility of the 4-star hotel type and not 'hospital', spacious rooms of hotel quality, polyclinic, collection point, specialized examinations on site, excellent reception and services for family members in addition to the provision of a communal service kitchen, a bar and restaurant service of commercial level.
Outdoor Spaces
The residence enjoys 13 acres of surrounding land and parking for No. 200 cars in addition to an indoor, heated swimming pool and an outdoor pool. The location is very quiet, a unique naturalistic setting overlooking Florence and immersed in the sunny Florentine countryside, which also includes the construction of sports facilities. Connection to the city will be provided by shuttle bus.
Condition and finishes
The current construction dates back to the mid-1990s, rationally designed and in excellent condition. The business idea is to maintain typical existing 4-star hotel setting and finishes in order to have extremely modern RSAs of Central European conception, a hotel facility with superior and not hospital-type services. Each Rsa will be autonomous, complete with all the functions required by the regulations, with different house number entrances, reception, elevators, lifts, internal and emergency staircases according to standards.
Potential uses
A new way of conceiving health care facilities for the elderly, a personalized living and care project with the aim of improving their psychological well-being and quality of life. Possibility to purchase the Charming Resort in its current state before renovations begin in October 2023.

Just 12 km from the center of Florence and a little less than 10 km from the most important Tuscan hospital hub of the Careggi University Hospital and the Mayer Children's Hospital.
