PODERE RIPARBELLA — A CERTIFIED ORGANIC WINE AND OLIVE ESTATE
IN THE TUSCAN MAREMMA
Three decades in the making: a working organic farm near Massa Marittima
producing award-winning wines and olive oils, with an eleven-room
agriturismo and restaurant grown on top of it. Sold as a whole — land,
buildings, plantings, the Riparbella brand, the website, the awards, and
the customer and supplier relationships.
This is not a restored country house with a few vines attached. The farm is
the foundation; the guest operation is the branch built upon it, living on
the estate's own wine, its own olive oil and its own vegetables. Whoever
takes on Riparbella acquires a going concern: healthy soils, well-tended
vineyards and olive groves, an established brand, an experienced team and
an orderly, supported handover.
Make sure to visit www.riparbella.com for a good overview.
THE LAND
46 ha / 113.7 acres owned, plus 4.8 ha / 11.9 acres on long-term lease, at
370–400 m / 1,200–1,300 ft above sea level in the Colline Metallifere.
Vineyards 4.5 ha / 11.1 acres across four sites (Canonico, Triangolo,
Vermentino, Vigna Vecchia). Olive groves 12.39 ha / 30.6 acres in total,
more than 1,150 trees with around 1,000 in production. Vegetable and flower
garden of some 300 m² / 3,200 sq ft, irrigated from the estate's own
rainwater cisterns. The balance is woodland and arable land.
The soils have been farmed organically, cover-cropped and built up for more
than thirty years. Humus content is high, drought stress correspondingly
limited. Anyone taking on a mature organic operation buys the time that
lies between a fresh conversion and a settled ecosystem.
WINE, OLIVE OIL AND SPIRITS
Wine: 10,000–15,000 bottles a year, with potential for 18,000–22,000 under
more intensive management. Sangiovese, Merlot, Cabernet Franc, Pinot Nero
and Vermentino, trained on the quality-oriented Lyre system. In the cellar
the wine is guided rather than made — no technical aids, no altering
additives, sulfur only in small quantities. A planting right for a further
0.26 ha / 0.64 acres is included.
Olive oil: an average of around 900 l / 238 US gal (seven-year mean) from
Frantoio, Moraiolo, Leccino, Pendolino and Maurino, pressed on the day of
harvest at the renowned Franci mill. Grappa and brandy are distilled by
Vittorio Capovilla.
Certified organic (ICEA). Member of FIVI, the association of independent
Italian winegrowers, and of FIOI, the association of independent olive oil
producers.
AWARDS
Wines: Veronelli up to 91 points, Vitae (AIS wine guide) up to 91.5 points,
Falstaff 91 points, Vinum 17/20, Berliner Wine Trophy Gold, Wine Hunter
Bollino Rosso, Guida Bio repeated top rating of five vine leaves.
Olive oil: Biol international competition Gold, Slow Food, and listed in
Flos Olei among the world's distinguished oils.
THE AGRITURISMO
Eleven rooms, nine of them en suite, simply and attractively furnished.
Restaurant with fireplace, professional kitchen, bar and reception, a
library that doubles as an event room, a shop for the estate's products,
two covered terraces and a vine-covered pergola. Guests come for the quiet,
the nature and the food, drink the wine with dinner and take wine and oil
home with them. Produce, host, sell — that cycle defines the business.
BUILDINGS AND SYSTEMS
Gross internal floor area approx. 885 m² / 9,500 sq ft over all floors;
surrounds and terraces a further approx. 415 m² / 4,500 sq ft; net volume
approx. 4,600 m³ / 162,000 cu ft. Alongside the guest house: manager's
residence, wine and oil cellar, storage, cart shed, small stables and 15
parking spaces, extendable.
Fully renovated 1994–96, extended in 1999, façade renewed in 2015, built
and maintained to Swiss standards. The ecological construction lowers
running costs and creates independence: rainwater cisterns of approx.
180 m³ / 47,500 US gal fed by around 1,000 m² / 10,800 sq ft of collection
area; heavy insulation and double-shell construction instead of
energy-intensive air conditioning; heat and cold recovery with underfloor
heating; a thermal solar system covering around 30% of heat energy for hot
water and heating; wood-gasification central heating fired with the
estate's own wood, with an LPG boiler as back-up.
Under agricultural use the built volume can be increased by approximately
30%, subject to the relevant permits.
LOCATION
Massa Marittima, Province of Grosseto, northern Maremma. The Maremma is not
Chianti, and that is an advantage: largely intact landscape, off the
well-trodden Tuscan routes, rising in standing without the price levels of
the better-known regions further north. From the pergola the view runs
across the estate's own olive grove to the medieval town of Massa
Marittima; in clear weather Elba and Corsica appear on the horizon.
Massa Marittima 9 minutes, natural bathing lake 15 minutes, the sea and
beaches 25 minutes, Siena 1 hour, Pisa airport 1 h 20, Florence 1 h 40,
Rome 2 h 40.
A HANDOVER WITHOUT A BREAK
A business like this lives on knowledge, relationships and routines that no
purchase contract can capture. The current owners are staying in the
region, will accompany the handover in person during the first months and
remain available afterwards on a project basis. Long-serving employees are
in place. Suppliers, the olive mill, the distillery, the memberships, the
brand and the website all transfer with the business. Until the buyer has
the necessary permits in place, the existing operating company continues to
function with the current manager as IAP (Italy's certified
professional-farmer status); if the buyer does not hold IAP status
personally, it can be covered by employing a farm manager who does.
WHO THIS IS FOR
Riparbella is explicitly not an investment property. Anyone seeking a
financial return is in the wrong place. It suits people with energy of
their own — those who want to leave behind a demanding, often abstract
working life and build something real and grounded, with the financial
basis to carry a project of this scale over years and the willingness to
engage with the rhythms of a farm.
The measure is not whether someone can afford Riparbella. It is whether
someone is willing to carry it.
Full brochure in English or German available on request.
For serious enquiries, further documentation is available following a mutual confi-
dentiality agreement.
