Description

Authentic Tuscan 1800’s stone built Farmhouse just outside a small hamlet in the hills above Barga. The house has been fully restored to provide all modern facilities and has a number of retained features, such as chestnut and terracotta flooring and exposed chestnut roof beams. The property is fully centrally heated with a pellet stove (installed in winter 2022) and it has double glazed chestnut windows. There is a fully tarmacked mountain road to the property and a gravelled tree lined driveway. There is parking for around three vehicles.

On entering the house at ground level there is a living room with a wood burning stove and original farmhouse sink and chestnut flooring. There is a separate room used as an office, which gives access to the lower ground and first floor. Beyond this is a large Farmhouse kitchen, fully equipped with inbuilt fridge/freezer, dishwasher and eye level electric fan oven. To the rear of the kitchen is a large room, previously used as a bedroom, but with the potential to create a separate dining room and potentially to install a glass wall to give further views over the mountainside. An external door to the side of the room gives access to a separate patio area which enjoys a sunny position.  

There are two bedrooms and a bathroom with shower on the first floor, which has chestnut flooring throughout. A separate toilet is located on a mezzanine level. The lower ground floor has two bedrooms, both of which have ensuite shower rooms. A room between the two bedroom serves as a sitting room and kitchen. This room has the beautiful feature of the exposed mountain rock into which the property was built. This floor of the house used to operate as a very successful bed and breakfast, and has a separate private entrance, with all rooms having mountain views. There are patios areas around the property and a wooden built pergola for eating al fresco, shaded by a wisteria plant. 

The house is surrounded by chestnut trees and has a good size plot of land, laid out over terraces to the front and rear. These are planted with olive and fruit trees and there is a former vegetable plot. For those looking to build a swimming pool, we have plans for installing a 8x3 metre infinity pool to the rear of the property, which gives elevated views over the mountainside. As an alternative, there is the possibility to extend the terraces to the front of the property to give a wider plot of land.

The property is supplied with mains electricity and water is from a natural mountain spring. Gas is sourced through cannisters, used to fuel the kitchen hob, and a water heater in the first floor bathroom supplies the hot water.

The house is in a rural setting, being about 10-15 minutes’ drive to the nearest shops/restaurants etc. The hamlet of Tiglio which is about 1km away has a 14th century church and an active and friendly community. The nearest town, Barga, is fully resourced with shops, restaurants and bars, doctors’ surgeries and a hospital, schools etc. If you are looking for a comfortable and peaceful setting, this property would be ideal. It is immersed in nature but still within easy driving distances of a busy town and situated in an area of Italy from which you can get to Lucca, Pisa and Florence either by road or by train. The position of the house, although in a rural setting, enables you to access the beach for a swim or the mountains to ski in less than an hour and a half’s drive. There are also various spots for river swimming. Ideal for those keen on walking or cycling or just enjoying the peace and quiet of the mountainside. The sound of the river flowing in the valley below and the birds chirping are the only disturbances you are likely to hear.
