This is a highly traditional farmhouse found in the countryside just outside the city of Lucca.  It is lovely and light inside and overlooks olive groves.  It also has its own olive grove of 30 trees on 2700 mq of land.  This valley is particularly known for its excellent olive oil and has a festival of the olives once a year.  The house is accessed completely on tarmac roads including the private entrance road.  It was restored in both 1994 and then again in 2002.
It has just had permission granted to make it more ecological with fotovoltaic cells and an electric car recharging column.
One enters into the central hallway which has the original stone stairs.  There is an eat-in kitchen with its large fireplace and a living room either side of the central hallway.  Originally, there was a bathroom on this floor so the pipes are still present at the back of sitting room.
Up the stairs to the first floor, there are two large rooms.  The owner has converted one of these into a massive bathroom with a corner bath/jacuzzi shower.  There is also a lovely, dual aspect bedroom on this floor.
The top floors has two more bedrooms, one of which has visible stone walls.  The roof was insulated in 1994 so these rooms are protected from the heat and the cold.  The entire house is heated with GPL central heating.
There an old road down to Valdottavo which can be walked to make an nice excursion.  Overall the position is stunning with all the features of what one expects from Tuscany without a massive price tag.
