Gioviano is a small hamlet in the municipality of Borgo a Mozzano, province of Lucca, Tuscany. Perched at about 280 m above sea level, it offers a serene, elevated countryside setting with historical depth and sweeping views across the Serchio Valley and onward to the Apennine range.
The house is at the edge of the village and enjoys the best views.  Its medieval structure—narrow “rughe” winding paths, remnants of ancient fortifications, an old oratory, and traces of a castle—imbue the village with an evocative, historic ambiance right from arrival in the village.
The house is constructed from local stone with thick walls that anchor the home both visually and thermally—creating a sense of permanence and rustic elegance
The front garden for welcoming ambiance with box hedges lining a pebble pathway.  The apartment above does have a right of access over this path.  The private rear garden, a lush, sun-kissed retreat—ideal for al fresco dining, kids’ play, or a quiet reading nook. The stone façades house a pizza oven which will reinforce that Tuscan charm. Both gardens are completely flat.
Inside, the inviting entrance leads into an huge dining room living area adjacent to a warm, compact kitchen which has its own service balcony.
One of the bedrooms has walk-in closet, another is used a sitting room.  The bathroom on this floor was put in in 2020.
The thick stone walls act as a natural thermal mass, moderating indoor temperatures year-round—a cool haven in summer, retaining gentle warmth in cooler months. This is complemented with sustainable heating options feature a high-efficiency pellet stove,  blending comfort and eco-consciousness.  There is gas in the village which the current owners use for cooking and hot water.
There are stone stairs down to the 2 cantinas and a very large room which leads out to the back garden.  There is a second bathroom on this floor and a storage room.
The roof is partly replaced.
This house is not oversized, yet spacious enough for family comfort. The authentic stone façade, gives the house a real feel of Tuscan heritage.
