VILLA IDRA - Exclusive historic villa, totally to be restored, for sale in Lucca, set in the flat countryside just 3.5 km from the historic centre of this Tuscan city of art.
The villa, dating back to the late 1500s, is of particular historical and artistic interest, as it is listed by the Superintendence of Fine Arts, both the structure of the villa, the surrounding garden, the access road and the adjacencies, constituting in fact one of the most significant historical examples of the architecture of 17th century country villas in Lucca. 
The property is surrounded by a park of approximately 2 hectares, and access is through a majestic avenue lined with cypress trees, which leads to the park pertaining to and surrounding the building. 
The rectangular-plan building is on three levels, for a total of approximately 750 square metres, internally connected by stairs. The ground floor consists of nine rooms, plus two bathrooms and a storeroom; the first floor of a living room, four rooms and three bathrooms; the second floor, arranged on two staggered levels (the central part above the living room is higher), consists of eight rooms plus storerooms, a bathroom and a portico closed on three sides.
The historic villa, for sale in Lucca, is characterised by the choice of new solutions and forms with respect to the traditional and repeated schemes of 16th century origin, as can be seen in the definition of the elevations and in the presence of the loggia that concludes the main façade. This part of the building, which is also sometimes referred to as the 'belvedere', is concluded by intermediate columns, following an architectural solution that was relatively widespread in the 17th century and that would continue into the following century. 
The villa, which is not used today, although it has undergone various restorations over the years, suffers from the need to carry out ordinary and extraordinary maintenance works that are in any case preordained to the future reuse of the property. These interventions must be preliminarily approved by the offices of the Superintendency of Monuments of Lucca.
In the event that the intention is to proceed with other interventions, referring both to the entire complex and to parts of it, also for the purpose of a possible change of the current destination of use, which is residential, it will be obligatory to present specific plans, aimed at safeguarding the structural elements, respecting the typological characteristics and maintaining all the architectural and decorative elements.
