Podere del Poggio is situated in the picturesque and unspoilt region of Lunigiana in northern Tuscany.
The property is surrounded by chestnut covered hills with magnificent views of the Apennine Mountains and Apuane Alps. This dramatic backdrop provides excellent walking routes in the valleys and, for the more determined, the hills and mountains beyond. The beautiful Mediterranean coast is easily accessible with the impressive World Heritage Site of the “Cinque Terre” and the Gulf of Poets near La Spezia which attracted some of the world’s most celebrated poets including Percy Bysshe Shelley.

Podere del Poggio is privately accessed via a short drive and has approximately 3 acres of land which includes an olive grove, fruit trees and a magnificent 15m x 9m swimming pool with spacious terracing and shaded areas.

The property has been developed from a farm and consists of a house and a barn conversion with an attached chestnut house. The whole property has been lovingly restored over the last years and consists of two buildings, the Farm House and the Barn each provide self contained accommodation and, although separate, the property is ideal for large parties and can accommodate 14 over the two houses. Whilst both properties have been completely renovated and modernised, they retain and include many original features, including terracotta floors and chestnut wood ceilings, vaulted kitchen and natural stone features.

Farm House

Barn
The Barn has a large, well equipped kitchen/dining room with two double doors onto the terrace overlooking the garden. Upstairs there is a magnificent, sitting room with an open fireplace, chestnut beams and roof, views on both sides across the surrounding country side (the barn also has broadband access). There are two bedrooms one double, one twin and one large shower room. The Double room has a door and shutters onto the garden terrace and the twin a window with shutters.

Next door to the barn kitchen is the chestnut house which has a double bedroom with its own shower room.

There is a small utility room with toilet off the terrace connecting the house and barn.
