Art Nouveau estate complex consisting of the main villa and two annexes, as well as two smaller buildings. It is enriched by a large pine forest park totally fenced and with private access to the beach. The buildings, partly renovated, are in need of modernization.
Description
Complex consisting of the main villa for about 1,000 square meters divided on three levels and the side tower soaring above the roof. The 'monumental entrance is surmounted by one of the exedra terraces and supported by side columns, at the back a similar terrace covers a splendid staircase leading to the park. Internally a succession of rooms, on the ground floor double salons suitable for receiving guests, on the first there are smaller rooms, few in number the bathrooms, the kitchen on the other hand is very large. The various floors maintain the symmetry of spaces thanks to a corridor that runs longitudinally to the villa dividing it into two sections, one facing the sea and the other the mountain. The top floor, accessed by the wooden spiral staircase, sees the presence of several attic rooms that maintain an important height, with the internal wooden roof structure clearly visible and several skylights.
The two secondary buildings, totaling about 850 square meters, are located east and west of the villa and contemporary with it, have a regular floor plan and consist of two apartments each, one on each floor. There are also two other secondary buildings.
Outdoor Spaces
The pine forest surrounds the complex and covers about two hectares and is rich in maritime pines. A path through the pine forest, currently hidden, provides direct access to the sea
Condition and finishes
A major renovation involved the facade and roof of the main villa, which, however, needs to be renovated internally. An outbuilding is renovated in the rough, while the two smaller buildings are renovated and need only the last finishing touches.
Potential uses
A major real estate structure that is suitable for use as a private residence, a luxury hotel by the sea, or a prestigious villa to be used as the headquarters of a foundation or museum.
