Villa Maiano Fauglia. A real bargain for an enterprising duo.

This historic country house, located on the northwestern side of the Santo Regolo ridge, was owned by Marshal Ciano in the last century. We purchased this estate from his daughter in 2019 and renovated it entirely to the current building standards of the municipality of Fauglia. In 2022, we installed solar panels.

This resulted in 1 private residence of 200 m² and 4 holiday apartments of approximately 30 to 40 m² each. Additionally, there is an 80 m² holiday bungalow on the estate. These all feature a fully equipped kitchen and a separate bedroom and bathroom.
Since 2021, we have been operating the Casa Vacanza, Villa Maiano. It is not a business, but a Punto Turistico with all the necessary permits for renting to tourists. This means that we are taxed normally on the income generated.

We have chosen to be open to tourists for only 5 to 6 months a year. We welcome 250 to 300 guests during that period. Our Casa Vacanza is strategically located. Pisa Airport is only 25 minutes away. It is half an hour from beautiful beaches, Pisa, Livorno, Cecina, Lari, and Casciana Terme. Lucca and Florence are an hour away. Siena is a 1.5-hour drive.

An annual turnover of €100,000 is certainly possible.

The view is phenomenal. You look out over the valley as far as Monte Pisane and the Apennines, and there are amazing sunsets to admire.

There are 8 parking spaces on the property, and the park-like garden features several terraces and ample seating. There is a swimming pool with a surrounding terrace for our guests.

The maximum guest occupancy is 16 people, distributed across 2 apartments for 2 people, 2 apartments for 3 people, and the bungalow can accommodate a maximum of 6 people. The bungalow has a separate garden with a terrace and BBQ. There is an outdoor kitchen with a BBQ, and the pergola seats 18-20 people. A vegetable garden is located at the front of the country house, and there are several fruit trees on the estate.
The estate also consists of a small woodland area and a plot of land of approximately 2,500 m² for a potential expansion of the tourist offerings.
