A large gate in the old stone wall invites you to enter. The farmyard is paved with ancient bricks that recall the functioning and activity of olive growing in the past. Overlooking the courtyard, the villa has a simple classic facade with whitewashed walls and a beautiful dark wooden entrance door. The villetta was an administrative building when there was a large production of olives on the property. It has been used as a year round home for several generations. Inside there is a bright and friendly atmosphere. You enter into an open foyer with direct access to the stairs to the second floor and the living room and kitchen. The actual working area in the kitchen is practically solved with a niche for a gas hob and stove, as well as two base units, a large sink with a dishwasher. A kitchen island with cabinets and an integrated refrigerator with shelves in front of the fireplace divides the kitchen into a work area and a living area. The kitchen furniture is from 2015 and is specially designed for this kitchen. The sink is an old marble sink that has followed the house and the other countertops are covered with matching marble. There is dining space in the kitchen for 4-6 people and also space for chairs in front of the fireplace where it is nice to sit in the cool seasons. Lighting this solid fireplace is an experience in itself. The kitchen leads directly to the large terrace and to a dining area in the shade under the pergola. The second floor is accessed via a wide staircase with a window in the stairwell and a ceiling decorated with white clouds on a blue sky. Bedroom There are 3 bedrooms on this floor. The owners bedroom and a smaller guest bedroom overlook the countryside. Facing the courtyard is a large guest room. Each of the bedrooms has its own special character, with a division into walls and strips. Bathroom There is a large and spacious bathroom with a bath, corner shower, bidet and toilet. Pension The courtyard is bordered on one side by the back wall of the row of houses along the access road. This building was a former warehouse which has now been converted into housing. The room facing the courtyard belongs to the property of the villa and is a separate section for guests with a small kitchenette and bathroom. A cooling/heat pump has been installed in the room The villa is located on a sloping plot and has 3 floors on the terrace side. The terrace is the full width of the house and forms an important part of this facade with a brick parapet forming an arcade in front of the cellar. There is a cellar under about half of the house. Here there are two large water tanks connected to the municipal water network. There is also a washing machine and sink and still plenty of space for garden tools and patio furniture. External areas The property is 1600 m2. The position in the landscape together with large trees and bushes gives the outdoor areas unique qualities. The slopes of the land and the outdoor areas for different uses are naturally arranged at different levels. At a lower level, near the courtyard, a space has been created where one can play bowls. On the other side of the courtyard, a gravel walkway runs past the dining area on the kitchen side and descends to the basement level. From the terrace one descends to a gravelled space in front of the cellar, where a large "palm bush" is an exotic element. From this lower space a wide and gentle staircase has been built down to the swimming pool with living areas. In the summer months, this is a favorite area for family and guests, unperturbed and overlooking the beautiful Tuscan countryside. The pool is 10m x 3.5m. On one short side there are stairs down the full width into the pool. From the stairs, the pool is 1.40m deep for a few meters and then drops down to 2.20m which is a good depth for diving and jumping. The swimming pool with the living areas around it was built in 2017. From the swimming pool the land slopes further towards the lower part of the property, where various fruit and olive trees have been planted. There is plenty of space to plant more trees or plant a vegetable garden. Location and surroundings The property is located in an undulating agricultural landscape in the northwestern part of Tuscany, half an hour from Pisa and 20 minutes from the coast. Florence and several medieval cities such as Lucca, Volterra and San Gimignano are only an hour's drive away. In this area of Tuscany there are large prairies, wheat fields and olive groves. The property was formerly part of a large country estate which was subsequently subdivided and now forms a local setting with permanent Italian residents. A small chapel on the neighboring property gave the area its name, Pieve Vecchia, "the old parish church". The property now for sale has access from the main road via an avenue of pine trees.
