Description

The property is located in the Riparbella area, a charming medieval Tuscan village nestled among the rolling hills of the Pisa province. Surrounded by vineyards, olive groves, and lush forests, this countryside retreat offers tranquility while remaining close to the town center. Its proximity to the coast provides breathtaking panoramic views, a mild climate, and countless opportunities for outdoor activities, wine tasting, and relaxation in nature.
This authentic Tuscan farmhouse, dating back to the 1800s, was fully renovated in 1997 by architect Mike Dolinsky, who preserved its traditional Tuscan architecture while incorporating a modern interpretation.
Set atop a gently rolling hilltop, the estate spans approximately 7.5 hectares, featuring a productive olive grove with around 135 olive trees of mixed varieties, a small vineyard, a fruit orchard, and a vegetable garden, alongside agricultural and wooded areas.
A picturesque 350-meter-long cypress-lined driveway leads to the villa, which opens onto a meticulously landscaped English-style garden, enhanced by antique roses, aromatic herbs, and a Roman fountain, creating a refined and harmonious atmosphere.
The residence itself extends over 370 sqm across two levels. From the entrance garden, the main door leads into the house. To the right, there is a spacious living area comprising two lounges with a central fireplace and access to a veranda, a bathroom with Bisazza mosaic tiles and a shower, a study with a French-style fireplace, and a laundry room opening onto a stone-paved porch and an internal courtyard.
To the left of the entrance, the kitchen features a large dining area, a central fireplace, a pantry, and access to a spacious 18 sqm veranda, perfect for outdoor meals. At the rear of the house, a traditional wine cellar has been preserved in its original form, with stone walls and exposed wooden beams.
A characteristic stone staircase leads to the first floor, which houses the sleeping area with four bedrooms, two windowed bathrooms (also finished with Bisazza mosaic and equipped with bathtubs), and a walk-in closet. All rooms feature original terracotta floors, chestnut wood beams, and solid chestnut doors.
The villa is equipped with underfloor heating powered by two LPG gas boilers, with independent thermostats in each room for optimal temperature control. Additionally, a security system is connected to law enforcement.
At the rear of the residence, connected internally, there is a garage that accommodates up to three cars, a fully equipped wine cellar, a 50 sqm covered porch usable as a greenhouse with a historic 18th-century stone basin with hot water, a workshop with tools for land maintenance, and a sheltered area for agricultural machinery and firewood storage.
The total surface area of the annexes and garage is 101 sqm, while the covered porches at the rear amount to 104 sqm.

Riparbella is a charming Tuscan village in the hills of Pisa province, just a few kilometers from the Tyrrhenian coast. Rich in history and tradition, the village offers stunning views over the surrounding countryside and the sea. The historic center, with its cobbled streets and ancient buildings, retains an authentic and relaxed atmosphere typical of Tuscany’s medieval villages.

The Melatina area, where this property is located, is particularly prized for its peaceful environment and breathtaking landscapes, featuring gentle hills, vineyards, olive groves, and lush forests. It is the perfect location for those seeking an unspoiled natural retreat without sacrificing access to essential services.

Local farms produce excellent wines and extra virgin olive oil, making the area a gastronomic paradise. Thanks to its strategic location, Riparbella offers easy access to the beaches of the Etruscan Coast, renowned medieval villages, and major Tuscan art cities.
