Description

CUTIGLIANO (Upper Pistoia Apennine, Regional Park, approximately 1000mslm)
Arriving at this house is already an experience.
You take a gravel road and the price includes the laying of new ecological and bio paving, you cross beech forests, and then, almost suddenly, the house reveals itself. In front of you, a paved courtyard with ancient stones, the same that once were the floor of the dwelling, framed by a soft carpet of grass, typical of the mountain heights.

Oh, I forgot: we are 1000 meters above sea level!

This splendid mountain house dates back to the 1800s. It has exposed stone walls, a storage room, a garage, a flat garden furnished and partially paved, and a stepped concavity arranged in an amphitheater, completely covered with grass and flanked by a hydrangea cultivation. Further down, the panorama opens onto the Tuscan hills and, on clear days, even the Tyrrhenian Sea and the island of Elba can be seen.

The house is located just above the village of Melo, one of the many jewels of the Tuscan Apennine, about six kilometers from Cutigliano, 4 km from the Doganaccia ski slopes and only 900 meters from the first shops. The sea? An hour by car, with Forte dei Marmi waiting for you.

As in many villages in our enchanted mountains, here everything is authentic: woods, mule tracks, stone houses and renovated rustic farmhouses that make any chic city dwelling pale in comparison.

The first time I saw this house, I thought: It’s perfect for me. And as soon as I crossed the threshold, I found the tea already ready at the paterlenghe, the fruits of the wild rose. One of my favorites.

Giovanni and Titty, the owners, have done an extraordinary job. They have made the farmhouse beautiful, practical and functional, without ever betraying the soul of mountain life.

Giovanni greets me with enthusiasm and tells me: The house has the classic structure of 10x20 meters of mountain farmhouses of Abetone and Cutigliano. The load-bearing walls are made of cyclopean stone, left exposed outside and plastered inside. The rooms are well proportioned, the ceilings with beams and tiles convey warmth. Fireplaces, stone, polished wood and wrought iron create a welcoming, true atmosphere.

Then he warns me: Pay attention to the wooden floors: they are laid by hand, deliberately irregular. They creak under your steps, evoking that rustic charm that no glued parquet can ever give. And they are also easy to clean!

The roof, original and 200 years old, is made of exposed wood and finished with slate slabs. The boards have been renewed and the entire covering is insulated.

On the ground floor, which opens onto the garden, we find the living area: dining room, living room with fireplace, kitchen, brandy corner with a second fireplace, two bathrooms and technical rooms. Upstairs, three mansard rooms, two spacious bathrooms and a room all in white used as a home cinema, with 30 mega internet. Outside, a porch.

Tea finished, we start the visit. Everything is as described: cared for in the smallest details, with intelligent and refined solutions. The double bookcase at the entrance to the stairs is a jewel, the balcony overlooking the staircase is delightful, and the bathroom well, it cannot be described, you have to see it!

The house is tastefully furnished, ready to be lived in.

Outside, the garden is flat and houses a well with very fresh water. There is also a second building, smaller, used as a storage room. Giovanni confides to me that a swimming pool with a view of the valley could be installed in the garden and I can already imagine it!

The property is surrounded by 25,000 sq m of fenced meadows and woods, where Pepolino Selvatico grows, a variety of mountain oregano.

An important detail: the house can be purchased as an agricultural company specializing in the cultivation of late hydrangeas or as a de-ruralized civil dwelling. Currently, it is ruralized and houses 300 blue hydrangea plants, which Titty manages with simplicity and passion. And that’s not all: the land is suitable for mycorrhization for the production of black truffle.

In short, it’s a house that tells a story. And perhaps, in the next chapter you could write it.
Giovanni tells me that using the house as a residence has the following annual management costs:
Annual heating and domestic hot water: EURO1800/1900 in pellets per year.
Electricity for a house inhabited daily: EURO1100 per year.
Water: EURO400 per year.

Now I describe the surrounding area:
The area is characterized by a mountain environment with vast forests and magnificent views of the valleys of Pistoia and Florence.
The area is predominantly tourist, with accommodation facilities that mainly include agritourisms and alpine huts.
