In the municipality of Montalcino, not far from the medieval village of San Giovanni d'Asso, farmhouse to be restored of a total surface of 1475 square meters divided into several structures with 39 hectares of land including woods, vineyards, truffle grounds, olive groves and arable land. The area, renowned for the production of the highly prized white truffle as well as extra virgin olive oil, is characterized by various hills with vast and arid clayey soils, with woods near the numerous waterways, mainly streams and small streams: the farmhouse is located in the center of this area, unspoiled and with a unique charm. The main body of the building is dated back to the end of the 1700s, with a roughly square layout on several levels: on the ground floor there are various rooms used as stables, cellars and warehouses for a total of eleven rooms of various sizes, with floors originals from the 1700s and the typical wooden beams that support the attic above. On the upper floor we find the residential part, divided into three units with independent entrances built in three different eras, the most recent dated back to 1960: here we can find five rooms used in the past as a kitchen and kitchenette, with other thirteen rooms that can be used both as bedrooms, bathrooms and living rooms, based on the various needs. The property is completed by the basement, accessible from the outside, consisting of seven large rooms currently used as garages, cellars and warehouses. Around the main building the farm extends for about 39 hectares, in a continuous way, interrupted only by the provincial road and some internal country roads, with some regular outbuildings of various sizes: the exposure and the characteristics of the land are varied, we find flat areas interspersed with typically hilly mid-coast areas, with gentle and absolutely exploitable slopes. The land is divided into approximately 3 hectares of woodland, 30 hectares of arable land including a part that has been used as a truffle ground, 2 hectares of olive groves with plants in full production and approximately 4 hectares of vineyards, the latter aged between 40 and 50 years old. The farmhouse needs to be completely renovated both in terms of systems and interiors, but the structure remains solid and with a more unique than rare charm: given its generous size and layout, the property lends itself to being used optimally as an agritourism or as an income-generating business, located as it is in one of the most renowned areas of the Tuscan countryside.
