Continuing on, we come to a corridor with a skylight, two double bedrooms, one of which has an en-suite bathroom with shower, a bedroom with two single beds and a bathroom with shower. To the left of the original staircase, there is a small room used as a tool shed and an old wood-burning oven. Adjacent to the farmhouse, there is a small wooden gazebo where another relaxation area is located. All the other outdoor areas are also well maintained and well organised for enjoying time outdoors. The farmhouse has approximately 41,100 sqm of land, divided into a 2,800 sqm courtyard with irrigation and lighting system, which includes green areas for relaxation and an olive grove with about 40 trees in full production. There is also a 16,310 sqm of wood, 20,504 sqm of arable land and the remaining 1,500 sqm of pasture. On this splendid property, the beautiful swimming pool is located in an enchanting panoramic position not far from the farmhouse and can be reached by walking a few steps across the garden. Rectangular in shape, measuring 6 x 13 m, with a depth ranging from 1.50 m to 2.50 m, it is purified with salt and equipped with an automatic electric cover. Along the perimeter, there is a paved area with a solarium with sunbeds, deckchairs, a charming, finely furnished gazebo and a shower. The technical room is located a short distance from the pool. The owners conducted a unique search for typical materials such as terracotta for the floors, chestnut beams, exposed stone facades, which we also find as decorative elements on some of the walls of the farmhouse rooms, solid wood doors, double-glazed wooden window frames with mosquito nets, and iron grates on the ground floor. The property has independent heating with an LPG boiler, as well as a wood-burning stove in the ground floor living room and a 10 kW photovoltaic system. Water is supplied by a 70-metre deep well located in the garden, as well as a 5,000-litre water tank and a water softening system. Its location is discreet, private and somewhat privileged, yet at the same time it is not far from local amenities such as bars, pharmacy, bank and supermarket, which are in fact only 5 km away. In addition, it is located a short distance, about 10 km, from the Chiusi-Chianciano Terme railway station and 55 km from Perugia and its airport. There are many villages to visit nearby, such as Città della Pieve, Panicale, Paciano, Castiglione del Lago, or Montegabbione, Ficulle, and towns such as Orvieto. Some of the most beautiful spas in central Italy are also within 50 km. The access road is unpaved and has a few hairpin bends in the last kilometre, but it is easy to drive on all year round. Thanks to its internal layout and many positive features, the property can be used as a main or second home, or for holiday rentals.
