On the ground floor there is a spacious kitchen, a large living room/ diner looking onto the valley, a small entrance hall, large master bedroom, second bedroom and bathroom.
Downstairs there is a corridor with a small kitchen corner (no cooker), a bedroom, bathroom, large sitting room with cosy wood burner, a large bedroom/ studio/ playroom and a storage room. A separate entrance connects this level to the access road.
Fully centrally heated.
The house is surrounded by a mature garden with a fig tree, two producing olive trees and many beautiful shrubs, flowers and bulbs. At the back you will also have a vegetable garden with raised beds and a polytunnel for winter vegetables! 
Finally a mature oak tree gives a magical feel to a raised area at the end of the garden, where fireflies like to gather in the early summer months. 
The house is part of a small, quiet hamlet very close to the village of San Maiano (3 minutes by car). The nearest shops are 5 minutes by car. The historical town of Città di Castello is 10 minutes away. Perugia is only 40 minutes away and Florence about 2 hours.
