Description.
In a location a short distance from all the main services, but surrounded by greenery and quiet, this resort is renowned for its large outdoor spaces, large swimming pool and typical cuisine restaurant. The main building, which was renovated in 2017 while maintaining the Umbrian farmhouse style, is divided into 8 apartments with a living room and kitchenette; 5 of these apartments have two bedrooms and 3 are single-room, all furnished, with private bathrooms and dishwashers. A small office serves as reception while an additional outside room is used as a boiler room. Climbing the wooden stairs set in the stone leads to a second building with a basement, inside which there is a fully equipped gymnasium and a locker room with bathroom and shower, as well as a hallway for reception. On the upper floor is the restaurant, with large windows overlooking the garden and swimming pool, a veranda and an outdoor piano bar enclosed by windows that also serves as a music console for organized events. The property is completed by about 700 sq m of building space to be built within the regulated limits.
Outdoor Spaces.
The garden is very well-kept, adorned with trees and hedges for shaded areas where you can relax and stay cool; in addition, the property covers a total of about 15 hectares, of which 7 are cultivated and 8 are wooded. The 12-meter-long swimming pool is available to resort guests and is equipped with a shower, sun loungers, and if necessary, it is possible to organize social evenings in the large clearing that surrounds it. There are also 3 padel courts, built in 2020.
Condition and Finishes.
The entire resort has been recently renovated, the apartments boast convectors for both hot and cold air, the systems are up to code, and the finishes are rustic, with exposed beams and wooden fixtures. the gym locker rooms are new, and the overall condition is excellent. There is a possibility to complete the project of building the relaxation area with the sauna, while with the additional square footage you can build an entire building to be used for various purposes.
Potential uses.
The resort has tremendous potential for expansion, thanks to the approximately 700 square meters still to be built, and could be transformed into a reception facility for people undergoing physiotherapy therapies, as well as a place to hold graduation events, weddings, and birthdays, given the large catchment area of neighboring towns and the limited availability of similar facilities in neighboring areas.

The location is hilly and elevated, lush with greenery and scenic. From morning to evening the sun kisses the garden and pool, and a gentle breeze carries the scents of the forest. Spoleto is only 9 kilometers away and 1km away we find all the necessary services, while the main art cities of Umbria are all within an hour's drive.
