Umbria-Fabro ancient farmhouse perfectly renovated, in perfect condition. In southwestern Umbria, near the border with Tuscany and Lazio, halfway between the ancient Etruscan cities of Orvieto and Città della Pieve, today charming towns of international fame, equidistant from the airports of Rome and Florence, 7 minutes from the castle-village of Fabro and 10 minutes from the A1 motorway and the train station, is this renovated farmhouse with adjacent land. The farmhouse is accessed via a panoramic 2.8 km dirt road in good maintenance conditions, it is nestled on a secluded ridge among Turkey oak woods, centuries-old olive groves and majestic gullies that paint the horizon: an enchanted landscape, suspended in time. The farmhouse is divided into two adjacent but independent bodies, one original, whose construction - motivated by the nearby presence of a precious still gushing water source - dates back to the 19th century, and the other the result of a skilful reconstruction in local stone with an earthquake-proof reinforced concrete structure/foundations, carried out in 2005. The farmhouse, of approximately 450 square meters in total, is distributed internally as follows: on the ground floor there are two studios with kitchenette and bathroom, as well as the cellar; - on the upper floor a large living room with fireplace, a kitchen, a large lounge with glass walls and another kitchen, a lounge, five double bedrooms, one with en suite bathroom and three other bathrooms. From the first floor you can access the basement via an internal staircase where there is a tavern with kitchen, a living room and a bathroom. The basement, which however enjoys natural light in every room, does not require any cooling during the summer season, by virtue of the natural insulation of the ground and the absence of humidity guaranteed by the modern structure / foundation in reinforced concrete. The farmhouse is suitable for being divided into two or three residential units. The ceilings are of the traditional type in hand-made terracotta tiles with chestnut beams / girder. The architraves are mostly made of wood. The wooden window frames, most of which were installed between 2018 and 2021, are all double-glazed, equipped with mosquito nets and chestnut doors. The heating system is wood-fired via closed fireplaces, inserts and / or stoves - including a stove with a bread / pizza oven - which guarantee efficient heating, pleasant to the eye and sustainable. There are also latest-generation Daikin heat pump split units in each room, which, coupled with an 8 kW photovoltaic system with storage batteries, provide a cooling system and additional heating from a renewable source. Domestic hot water (DHW) is produced by a thermodynamic boiler.
