The farmhouse is suitable for being divided into two or three residential units. The ceilings are of the traditional type in hand-made terracotta tiles with chestnut beams / girder. The architraves are mostly made of wood. The wooden window frames, most of which were installed between 2018 and 2021, are all double-glazed, equipped with mosquito nets and chestnut doors. The heating system is wood-fired via closed fireplaces, inserts and / or stoves - including a stove with a bread / pizza oven - which guarantee efficient heating, pleasant to the eye and sustainable. There are also latest-generation Daikin heat pump split units in each room, which, coupled with an 8 kW photovoltaic system with storage batteries, provide a cooling system and additional heating from a renewable source. Domestic hot water (DHW) is produced by a thermodynamic boiler. THE LAND 2.5 hectares of private land divided between: . spectacular fenced garden equipped with a drip irrigation system with a rose garden (300 old and English roses) that blooms from March to December. - vegetable garden and artichoke field, - park with spontaneous lawn and olive trees/fruit trees, fed by a water source and by the recovery of rainwater from the roof with 45,000-liter storage tanks and completely fenced with a 190 cm mesh above ground and 40 cm underground fence (ideal for dogs and to protect crops from wildlife); - additional agricultural land with olive trees, 65 fruit trees and woodland. Everything has always been organically grown: a self-sufficient microcosm, ready to offer quality agricultural production and large spaces for new outdoor projects. The land also includes a 40 m2 registered ruin, perfect for recovery as an outbuilding, artist's studio or tiny-house.
