Casale Cerquotta is a charming historic property located in the heart of Umbria. We are located in the countryside surrounding the municipality of Montecastrilli (TR), precisely halfway between this and the center of Avigliano Umbro, both 4km from the farmhouse.

This area is very well known for its beautiful historic towns and natural landscapes, in fact Casale Cerquotta is only 20 km from Todi, 28 km from Terni, 35km from Spoleto and less than half an hour away you can also reach the beautiful Marmore Waterfalls. Furthermore, 70 km away we have the city of Perugia, which is also very beautiful, while Rome is 120 km away, so it is reachable in less than 1h and 30min.

The farmhouse, which dates back to 1200, was completely rebuilt in 2002, with all the requirements and respecting the seismic regulations in force at the time. The structure was moved from its original location but some historical details were maintained by recovering the original materials. In fact, the door was kept, restoring it and making it "armored", the arch above was also recreated by recovering the battens of the old stairs. The same applies to the external stairs, recovered and restored as well.

The courtyard surrounding the farmhouse measures 6000sqm, is very well maintained and embellished with 50 productive olive trees. It is also completely fenced with anti-dig cement, equipped with automatic lighting and irrigation connected to the well. There are in fact two wells, one artesian and one Roman that collects rainwater, in addition to the municipal aqueduct.
Also available are two gates, one automatic and the other for service for the maintenance of the garden and to have easy access to the GPL cylinder.
Finally, an added value is the wooden carport (regular) with predisposition for photovoltaic.

Heating is with GPL radiators, fireplaces and split systems for hot and cold air. The heating systems are divided between the two floors, to make them completely independent, and on the first floor the living area is further divided from the sleeping area.
The farmhouse faces south, a swimming pool can be built and, a relevant detail, no pesticides or chemicals are used in the surrounding fields but only natural products. The dirt road is a vicinal road and there is an agreement with the municipality, which is responsible for maintenance.

It is sold partially furnished, also leaving details of value such as the wrought iron sconces created by a local artisan.
