At 15 Km from the A1 exit of Orvieto, historic farmhouse, completely restored, very easy access, swimming pool a few steps from the house, in the center of an estate.
The farm
It is just 15 km from the A1 Casello di Orvieto motorway, has an area of 6.5 hectares, one hectare of which is forest land, the remaining 5.5 are divided between a part, about 3.5 hectares, where a hazel grove system consisting of 1300 plants extends, on another part there is an olive grove of 500 plants with the qualities of Moraiolo, Frantoio and Leccino.
The remaining 0.5 hectares are cultivated with vegetables and flowers, all the land and the products are certified biological. Spread in the property there are also various fruit trees, figs of different species and cherries. The property is accessed by a large wrought iron gate passing through a avenue delimited by 20 chestnut trees and 30 cypresses that draw the path.
The house
It was born in the center of the farm, dates back to the second half of 1800s and was inhabited until the 1970s and then remained uninhabited until 2004 when it was renovated. The house covers around 450 square meters and consists of 3 apartments.
The first on two levels has an area of about 250 square meters, on the ground floor there is kitchen, large living room with fireplace, a bedroom and a bathroom paved with Castel Viscardo terracotta; on the second floor three large bedrooms, a bathroom paved with parquet.
The second of 110 square meters consisting of large living room with fireplace, kitchenette, two bedrooms and two bathrooms all paved with Castel Viscardo terracotta. The third of 80 square meters consists of kitchen, living room, bathroom and a bedroom, all under terracotta flooring of Castel Viscardo.
All apartments are equipped in the water kitchens made of a block full of Carrara marble.
Outside there is a square all in travertine with a swimming pool of 15 meters for 7 equipped with a Roman staircase to allow the entrance with a radius of 3.5 meters.
It is possible at a very reasonable cost to combine the apartments into one larger and one smaller for guests, or all three in a single house.
In the garden there is also a built-in barbecue and connected to the house there is a room used as a vaulted oven completely renovated where once the bread was cooked also for the farmhouses around.
