The structure enjoys a wonderful view that ranges from the snowy peaks of Mount Termillo to the green Umbrian hills that overlook the Valle del Tevere. It offers guests great space for events and ceremonies of all kinds.
The estate covers 20 hectares of land (wood, agricultural, pasture and partly building); The agricultural area houses: A small olive grove (about 80 plants), 60 cherry trees, various fruit trees, more than 50 vines and a large vegetable garden used to supply the restaurant.
On the property there are about 3500 square meters covered as follows: n. 2 sheds (1,20 + 350 sqm); n. 3 technical rooms and about 1500 square meters dedicated to the welcome (rooms, apartments and restaurant).

There are also 6 more apartments in terraced house, of 60 sq m each, plus 15 sq m of outdoor veranda, independent garden and parking space. These structures are currently used by the owners, so they do not enter the current production cycle.
The restaurant consists of a large living room of about 260 square meters that can accommodate around 90 seats, a small bar and a pizzeria area with open wood-burning oven. On the front wall of the living room, there is a large fireplace that is used both to create a warm and relaxing environment and to cook very tasty grills for the guests of the restaurant. The service area consists of a large professional kitchen, a large pantry with a cold room of about 7 square meters, a large storage room (about 12 square meters), an office (15 square meters) and two bathrooms for guest use, one of which (women) consists of a dressing room with sink area and travertine changing room and equipped with services for disabled people.
Furthermore, there is a diruto farmhouse (276 sq m, which can be extended up to 376 sq m), a cottage (40 sq m, which can be extended to 140 sq m) and five rooms (for a total of 150 sq m). Recently the approval of a new regulatory plan has allowed an extension of about 1,000 square meters.

It is possible to reach Rome by car, in about 30 minutes by motorway (A1 Rome-Florence that is only 8 Km from the structure) and 30/35 minutes by train (Termini Station or Tiburtina). The train station of Orte Scalo, which is one of the most important in central Italy, is just 10 km from the structure. Also from here trains connect, in just over an hour, with the Fiumicino airport.

- a very recent photovoltaic system, newly built, of about 100 KW, allows the company to be totally independent under energy aspect and in plus about half of this production, is reselled to the manager with an interesting economic return. Given the high cost of energy expenditure in our country, this advantageous possibility certainly makes the difference with the other companies in the sector, which are forced to bear very high energy costs;

SERVICES
Water: the service is covered by the municipal aqueduct. The company is also equipped with n. 2 artesian wells. In 2016 we carried out the construction of an osmosis purifier, which allows the use of well water also for domestic use. A tank, which collects the waste water from the purifier, is used for the irrigation of vegetable gardens and gardens and a large tank with a capacity of 140,000 liters, is used for the collection and storage of water and makes this one never missing. As for light, we have recently benefited from a photovoltaic system that makes us totally independent. The Gas: we have installed two tanks of 3,000 and 5,000 liters (one for the six apartments currently in use by the owners and another for the part dedicated to hospitality: rooms and restaurant). However, the equipment they require is being replaced, this fuel with other electricity, thanks to the possibility of using the energy that is produced by the recently installed photovoltaic system and therefore at no cost.
All the commercial services (including pharmacy, supermarkets, etc.) are around 2 Km away, while in the cities of Terni and Viterbo (which are about 40 Km from the structure and reachable in about twenty minutes) you can find all the services in the large cities both at the moment and at the wholesale.
The property can be used as an accommodation-farmhouse (of which it already enjoys all the permits and permits); as a private structure or meeting for groups of friends, members or hobby enthusiasts who can carry out on the estate (maneuvering, etc.).
