An ancient dirocato farmhouse, has been recovered respecting the history and traditions of Venetian times, with philological research of period material for a modern reconstruction in technologies and plant planning.
The materials used in the construction type, ancient a few centuries ago, coming from the demolition or meticulously refined in the surrounding places, have given new life to the farmhouse: euganea trachite stones and red and yellow euganea marbles, dress in part of the building, while external lime plasters and natural colored land defend the house by adjusting its breathability and protecting it from moisture.
The walls of large thickness (about 60 cm) welcome inside an insulation of 10 cm that, together with a ventilated roof in terracotta and wood, protect the interior from the thermal excesses of the different seasons.
The building is anchored in a reinforced concrete pit (vespaio), in turn stuck in the rock of the mountain, which collects and dumps the radon gas by dragging it above the roofs through drowned pipelines in the walls, thus making the house "Radon-free".
A DEAL of about 60 square meters completes the house, which can also be used for business and gardening activities.
REAL ESTATE OF THE EXTERNALS: the exposed stones of the building and their changing color at the sunset; the particular adorned with bricks of the gutter; the beamed portico with antique terracotta tables and recovery brick floor; the entrance paved (Sélese) of ancient Venetian culves of traichite, assembled according to the Venetian tradition; the window sills and the grey Euganean trachyte portals.
ESTATE INDOOR DESCRIPTION
The property, of a total of approx. 275, is spread over two levels.
On the ground floor there are: entrance, living room, dining room, kitchen. This, particularly large, consists of a windowed cooking area, a spectacular central fireplace and a relaxation area in front and communicating with the garden through a beautiful beamed portico, where you can enjoy light and sun from dawn to dusk, as well as an incomparable view and fireplaces. REAL ESTATE OF THE INTERNALS: the large fireplace, the true meeting point of the house; the ancient wooden beams together with the wooden ceiling on the ground floor; the Venetian-type windows and handmade, triple and with low-emission thermal glass; the interior doors made of ancient wood, some, and others in solid whitewashed and brushed wood, mounted "a pit" (low and minimalist style) as was used in Veneto until a hundred years ago. "Saltarello veneto" shutters have been kept where possible.
SUSCANY CONTRUCTION
In the recovery of the ancient farmhouse, the originality of the internal distribution of space has preserved, typical of the houses of the Euganean Hills, so as to keep the charm of the time alive. The renovation has been faithful to the conservation and enhancement of the beautiful Venetian timeshare in the use of materials from the past, all handmade: antique terracotta for floors and adorned floors, wood for ceilings and floors and windows, iron for safety components. Each material and every treatment carried out on the different structures were characterized by environmental sustainability and bio-building: bee wax and orange baths for the treatment of terracotta and beams, bee wax for the treatment of irony parts, water soaking for wooden structural components.
In particular, in addition to the type of construction that follows the existing and its "silent" insertion into the surrounding landscape that reduces the environmental impact, a meticulous material recovery has been carried out, which has allowed you to throw away nothing of the demolition and generate building waste of zero.
The technology in the construction process, such as the particular insulation of walls, floors and windows and the ventilated roof, has saved resources and reduced waste, improving the efficiency of the building and saving energy (just the insertion of a PoC- heat pump is enough - to reach EPC class A).
The waste water of the roofs is collected in an underground tank of 14,000 liters, as an irrigation reserve.
This constructive sustainability, with the maintenance and implementation of the high hedge "a forest" has allowed and increased the presence of a particular flora and fauna: everywhere along the hedges bloom the gladiol and the wild orchids and the spontaneous tulips; the hares are secular, as are foxes and badgers and vault the falcons and the buzzards in the air.
2. I L PARK
The property is immersed in a beautiful garden of about 5,000 square meters, enhanced by a wide variety of trees and plants: the long and gentle driveway leading to the house, goes down into the olive grove and is delimited here and there by drywalls alternated with long hedges of rosemary and lavender, where the rose rises spontaneously. Year-old oaks, tall and black cypresses, pomegranates, cherry trees, trees of Judah and colorful oleanders are costeggiano.
3. THE ULIVETO
Grilled on about two hectares of gentle slope, it has over 950 olive trees, all under management and biological certification: the varieties are different, respecting the specifications of the Venetian Oils and oriented to the production of an EVO Oil (Extra Virgin Oil) of excellent quality, PDO Euganei and Berici certificates.
From the beginning, totally biological, certified cultivation practices have been used, creating an enclave of biodiversity that is well suited to the local conservation of the biosphere.
A high hedge of oaks, bathrooms, acacie and elms fenced and enriches the property. The biological methods of cultivation allow the explosion of the seasons in their always new colors of lawn flowers, with the timely presence of orchids and wild gladiolas and spontaneous red tulips, lawns and, with scattered spots, calendula, for the joy of the view and of the pollinators.
From dawn to dusk the sun bathes the property, giving fireplace sunsets and always different horizons, enhancing the seasons.
