Description
The house is located in the municipality of Massanzago, in the locality of Zeminiana, one of the municipality's two hamlets. At the time of purchase, we were struck by the structure of a typical Venetian country house, immersed in the countryside. Coming from Milan, we particularly appreciated the spaciousness of the rooms, the wide corridors, and the thickness of the walls, which, in recently built homes, are always minimal due to the need to optimize space.
We also loved the proximity to the river, the Muson dei Sassi, which we often go for long walks with our dogs.
The house is located in the center of the Roman Graticolato, an ancient system of land division (surviving to this day) that, through a rational grid of roads, still facilitates connections today, as well as being an area of unique cultural interest, given the geometric lines drawn by the ancient Romans to divide agricultural land.
Although located in the Province of Padua, it occupies an intermediate position between the three provinces of Padua, Venice, and Treviso. This makes it easy to reach numerous tourist attractions, such as Venice and Padua (and other interesting destinations such as the Venetian Villas of the Brenta Riviera, Bassano del Grappa, and Asolo), given its proximity to train stations and motorway toll booths.
Venice, for example, can be easily reached in 25 minutes from Noale Train Station, which is just a 5-minute drive from the house.
From Camposampiero Train Station, which is ten minutes from the house, you can reach Padua in 25 minutes and Bassano del Grappa in 35.
Less than an hour's drive away, you can also reach the beautiful city of Verona.
Furthermore, the location is convenient for reaching the coastal resorts of Jesolo, Caorle, and Lido di Venezia, as well as the mountains, including Asiago, Cortina, and the Dolomites.
For this reason, it could also be perfect for a B&B business, considering, among other things, the large internal spaces.
Interesting fact: Massanzago, despite being a small town, boasts Villa Baglioni, now the seat of the municipal administration. This beautiful 17th-century villa boasts a large park at the rear, a classic Venetian garden, perfect for strolling amidst the greenery.
On the main floor of the Villa there is also a beautiful cycle of frescoes by Giambattista Tiepolo.
DESCRIPTION
The property is a typical Venetian country house with a central body and a side wing.
The side wing was once used as a stable on the ground floor and a hayloft on the first floor, and was connected to the main building by a portico. Structurally, it was in poor condition, hence the complete renovation, carried out in full respect of the original structure and existing landscape restrictions.
The house sits on a garden of approximately 1,200 square meters and has a generous floor area of approximately 620 square meters, with spacious rooms and corridors, as was once the custom. It can be divided into two units, both in terms of size and because the systems have been designed for this eventuality.
During the renovation, the wing was internally connected to the central body, also dividing the existing bathroom-laundry room into two separate units.
On the first floor, in addition to the master bathroom, one of the four rooms has been divided to create two more bathrooms, one in the sleeping area and one adjacent to the bedroom created in the old barn.
The house is divided into three levels:
On the ground floor , from the secondary entrance, you enter through the porch overlooking the garden, into the completely renovated kitchen-living room (in what was once the stable) of approximately 60 square meters, from which one of the two climbs to the upper floor is possible via a wooden spiral staircase.
Access to the porch is through two large glass doors.
Next to the kitchen, there is access to a storage room and a cellar: from here it is also possible to exit into a large garage that was originally a tool shed.
From the kitchen, a corridor leads to what was once the main body of the house, where you find, in succession, a bathroom, a laundry room with boiler system, up to a hall-hallway that leads to three large rooms and where is located what was once the main entrance.
From here you can go up to the upper floor via a second staircase, originally used in what was the central residential block.
The first floor features a hallway/living room identical to the one on the ground floor, ending in a balcony. The hallway leads to three bedrooms, a large master bathroom, and an additional bathroom. You can also go up to the second floor, the attic.
A corridor leads to the renovated wing which features a small sitting room that leads to a very large attic bedroom with adjoining bathroom.
From the living room you continue into a large attic room, once used as a barn, with a view of the outside provided by two large sliding windows, completed with colored Murano glass.
From the wooden spiral staircase you return to the kitchen-living room on the ground floor.
The second floor is an attic that currently serves as a loft but can be inhabited as it is already set up for water and gas connections.
CHARACTERISTICS:
On the ground floor the floor is tiled while on the first floor, except for the bathrooms, it is mahogany parquet.
The ceilings, all completely renovated, are made of planks (boards) with exposed wooden beams (except for the corridor on the first floor).
The ceilings on the first floor in the renovated wing also feature terracotta tiles (partly original and restored) and exposed wooden beams.
Heating is provided by a natural gas boiler with five independent thermostats for each area. The entire ground floor has grilles on the windows and the entrance door.
There's no air conditioning by design; the house, given the thickness of its walls, is still cool in summer.
All windows and doors are double glazed.
