POSITION
Surrounded by greenery and with a view of Mount Baldo and the Valpolicella mountains, located at 190 meters. above sea level, in a reserved area with exclusive access to the property and at the same time close to the main communication routes and services and centers of historical and cultural interest, we offer a farmhouse on two floors with a large cellar room, appurtenant garden and vineyard. The privileged position of the property sees the Affi motorway exit (A22) approximately 2 km from the historic center of the village and Verona airport approximately 18.5 km away.




EXTERIORS
Access to the property is guaranteed by a private road on the left side of which the fence is clearly visible, which perfectly delimits the boundaries of the area used as a vineyard. The entire lot extends over an area of three and a half hectares within which there is a farmhouse, part of which was completely renovated in 2000 while the remainder is rustic, with stone and reinforced concrete exteriors.
The dirt driveway leads to the main house, where there is a large open space on the side leading to the cellars. On the north side of the property there is a generously sized private garden while on the left we note the presence of a vegetable garden, a structure for the care of farmyard animals and a cherry tree. Around the property, rows of well-ordered and cared for vineyards bring to mind timeless bucolic atmospheres.






VINEYARD
The most valuable element of the entire property is represented by the native vines, in this case Corvina and Rondinella, essential for the production of the renowned Bardolino DOC wine. The vines on the front and back sides of the farmhouse were planted in 2018, while those on the east side in 2020, for a total of approximately 3000 plants. The harvest is therefore possible from this year and will guarantee sustained grape production for the next 25-30 years, in the order of approximately one hundred quintals per hectare with a 20% margin of additional production. The exposure of the vines is mainly to (North/up/west/east) effectively making the quality of the grapes produced optimal. As regards irrigation, the lot has a completely self-sufficient system with three connections to the source, located on the north, south and east sides, and sixteen drip sprinklers. The entire property area is perfectly delineated by the fence networks along the sides and by the presence of a state-owned ditch that flows into the Mincio river and represents the border on the south side.




RENOVATED HOUSE BODY
The habitable part of the farmhouse was completely renovated in 2000, resulting in the renovation of the electrical and heating and sanitary systems. The roof is in excellent condition with repositioning of the tiles carried out in 2004.
On the ground floor we find a large room currently used as a storage room-tavern with a laundry area whose height is 3.5 metres. The dimensions and the height of the ceiling suggest its predisposition for use as a cellar for storing wines. The cellar has two entrances, one on the south side with iron doors, and one on the north side which allows access to the residential apartment via a marble staircase.
The residential unit has a further appurtenant access staircase which leads to a large terrace measuring 20m2, where we find an electrically operated portico installed in 2022. From the terrace it is possible to have a glimpse of the surrounding hills and the upper part of Cavaion Veronese, effectively making the environment ideal for moments of conviviality immersed in the exclusive nature of the morainic hills.
The residential apartment has a first hallway that leads directly to the generously sized living room with large windows that offer a glimpse of the garden and the upper part of the Borgo di Cavaion, creating a room "immersed" in nature and history while remaining at interior of domestic comforts. On the ceiling there is a hatch for access to an attic whose dimensions approximately correspond to those of the unit below. The rustic but refined furnishings guarantee an experiential continuity with the surrounding nature. The harmonious and functional kitchen is equipped with a hob, oven, fridge and integrates well into the airy and relaxing environment of the living area, giving further value to the living experience. There is a wood-burning fireplace whose particular design, combined with a functional structure hidden in the walls, allows the heat to be conveyed to the adjacent rooms. The sleeping area consists of two double bedrooms and a bathroom, from whose windows it is possible to have a glimpse of the rows of vines on the south side and the vegetable garden at the side of the property.








RUSTIC HOUSE BODY
The rustic house body underwent expansion works around 1985 and therefore has external stone walls, as originally, with the addition of reinforced concrete elements. The roof has a double protective sheath with tiles, while the interiors feature staircases and marble floors. On the ground floor, on the left side, we find a garage measuring mt. (4x4) with terracotta floor. Centrally there is the main entrance with an antechamber from which it is possible to see a staircase leading to a basement measuring 25 m2, ideal for the storage of products or for the possible positioning of cold rooms. The room also has a submersible pump. In a central position with respect to the antechamber we find a staircase that leads to the first floor. Here we find two large rooms with marble flooring from whose windows it is possible to admire the upper part of the village of Cavaion. The room on the right has a large balcony with iron railing. Also on the first floor, in a mirror position with respect to the rooms, we find a small corridor that leads to a kitchen area with a window on the south side and a further bathroom. Continuing along the staircase you enter the second floor where on the left we find a room with a dormer window and provision for opening a window on the south side. On the north side there are two double bedrooms on the left side and in a central position, and a large living room with windows and a balcony with iron railing that runs along the entire right side of the room. Conversely, on the south side of the floor there is a kitchen and a bathroom overlooking the rows of vines.




PLANT ENGINEERING
The property has recently installed heating, sanitary and electrical systems for the renovated house. There is an LPG tank for domestic use. In relation to agricultural activity and the management of the vines, the irrigation system allows the water needs of the entire area to be supported without any problem. The master unit is also equipped with a modern video surveillance system.
