Main Features
Description
In the ancient village of Concamarise, near the old parish church dedicated to Saints Lawrence and Stephen, stands Villa Verità, also known as Corte dominicale Verità alla Villa. It was constructed in several stages, with modifications and additions made to the structure of a 13th-century fortified court.
A large English-style park, created in the mid-1800s and enclosed by a perimeter wall, surrounds the buildings that are arranged around a tower. The tower is topped with closed Ghibelline crenellations, which now only figuratively hint at the complex's "castellana" (castellated) origins. The presence of the noble Verità family in Concamarise dates back to 1405, when Antonio Verità bought the first nucleus of land from the "fattoria degli Scaligeri" (Scaligeri farm), which was later expanded over the following centuries. In fact, Villa Verità was listed in the book of the Municipality of Verona in 1225 as a "corte" "costruita in muratura" (a court built in masonry) and belonged to Bartolomeo da Palazzo. With the rise of Ezzelino da Romano, Giovanni da Palazzo, who had sided with the Sambonifacio counts, fell from grace and was stripped of all his property. In 1247, Ezzelino da Romano also acquired the property of Concamarise, which, after his fall, became part of the "fattoria degli Scaligeri."
Throughout the 15th and 16th centuries, the ancient court retained its fortified structure with a high walled enclosure, guarded by ramparts, and a deep outer moat fed by the waters of the "Sanuda." The transformation from a court-castle to a rustic-residential patrician villa was gradual and continued throughout the 17th century. In 1553, as attested by archival records, the residence consisted of a "petia de tera murà, copà et solarà, cum fenile, colombaia, pozo, ara et horto" (a piece of walled, roofed, and floored land, with a hayloft, dovecote, well, threshing floor, and garden). This was a rustic complex with a dovecote tower that served the dual purpose of a rural court and a small fortress. Over time, additional subsidiary structures were added to transform the villa into a comfortable noble residence for its patrician owners.
In 1692, the villa was already comprised of various richly furnished rooms, two "caneve" (cellars), a carriage shed, the "camera dei carozeri" (coachmen's room), the stable, the hayloft, the "tinazara" for barrels, the "camera delle brente" (laundry room), and the stable for cattle. As for the agricultural land attached to the villa, by 1745 it consisted of three properties in Concamarise, which yielded 200 ducats a year, one in Asparetto di Cerea and one in Sanguinetto.
The facade of the villa's architectural complex today shows the various additions that have occurred over the centuries: the manor house is from the 17th century, while the ancient dovecote tower had its closed Ghibelline crenellations, in full Neo-romantic style, added in the 1800s (the Montanari family was the owner at the time and is also credited with the design of the vast informal English-style park). Inside, there are frescoes commemorating the coat of arms of influential historical families, such as the Gonzaga, Malaspina, Cavalli, Rangoni, Spolverini, and Bevilacqua.
The villa is a historic property of the bassa veronese (lower Verona area), nestled in a centuries-old park and surrounded by agricultural land, all completely enclosed by walls more than two meters high. The villa, arranged on two and three floors, is rich with frescoes typical of the era. The villa is composed of a main manor house and other service parts for a total of over three thousand square meters and stands on a park of about forty thousand square meters with a small lake inside. The remaining land, currently used for agriculture, is about sixty thousand square meters, completing the enclosed property, which has four access points from a perimeter provincial road. The main villa is subject to a historic preservation restriction, while the surrounding buildings are not. Historical sources indicate that the first construction work dates back to the year 1225 and was subsequently completed around 1600.
Today, the entire complex is abandoned and in need of renovation. The surveyed real estate units are nine: the main villa, seven units formerly used as apartments for workers, and a villa with a stable reserved for the property's former agricultural farmer.
The entire real estate complex is the exclusive property of a real estate company. Therefore, in the prospect of a transfer of ownership, a potential buyer would enjoy significant tax advantages by purchasing the shares directly. This is a huge advantage if the buyer is a company.
