Main Features

Description

The villa, located in Via XXI Maggio, 212 in Roana, province of Vicenza, was
built in the late ‘60s by Giovanni and Iolanda Slaviero. Today the legal
owner is their son Roberto. The property extends over an area of
approximately 4,500 square meters of which 2,500 are wooded with tall
trees, mainly firs.

The backyard is registered as "tree-covered" and cannot be used for
building but a further 150 square meters approx. can be used for building
built in the other part of the land. It corresponds to an extension of 5
meters towards the valley for the entire width of the building, thus doubling
the size of the basement and the house itself, building up a huge upper sun
terrace facing south of about 60 square meters, out of sight of the street
and currently covering only 15 square meters of surface.

Thus, the villa has large green spaces in front and behind: the space facing
the road is characterized by a large garden with a driveway paved in
porphyry in the center. The front garden has two recently planted firs and
two linden trees in addition to the pre-existing maple tree and two rows of
20 thujas designed to create some privacy between the house and the
road.

The wooded area in at the back of the house includes firs, beech and larch
trees as well as abundant hazelnuts, ferns and various shrubs.
The villa is built on 4 different levels consisting of, from the bottom up: a
tavern, an apartment with adjacent garage, a larger apartment and an attic.
The two apartments are used regularly while the attic and tavern have been
left unfinished and used for furniture storage etc.

The main apartment is on the first floor and is reached by an external
staircase. There is also an internal spiral staircase that connects all the
floors of the house. It has an area of 150 square meters plus 25.5 of terraces
(one at the front and one that extends over the entire rear and on the eastfacing
side); this apartment consists of an entrance hall, a large sitting room,
a small kitchenette with adjacent living room. A corridor leads to the
sleeping area with two double bedrooms, one single bedroom (or study)
and two bathrooms, one with shower and the other with bathtub.
The finishings are no doubt luxurious with ceramic floors, fine tiles in the
bathrooms, double glazing on the windows and doors in fine wood. The size
and the features resemble a "city" apartment and it could easily be divided
into two smaller apartments. There is a fireplace in the living room, and it is
fully functional.

Then on the floor below there is a second apartment. The perimeter is like
the upper one but with a different internal layout which leaves room for a
large garage suitable for one car with additional space for storage; the
garage is connected, via an internal staircase, to both apartments.
This second apartment measures 123 sq. m. plus 20 sq. m. of terraces. The
entrance is on the east side via an external staircase. It consists of a large
living room, kitchenette, corridor to the sleeping area with two double
bedrooms, one single bedroom and two bathrooms, one with a bathtub.
The apartment is completed by a long terrace of about 15 sq. m. which runs
along the entire rear side facing south.

The attic is "unfinished" but could easily be renovated to create another
apartment. The total area of the attic is approx. 150 square meters plus
approximately 3 sq. m. of a small terrace in front of the house. The
exploitable area is much more than the 50% usually considered by real
estate agents. It could easily include a living room, a kitchen, a double
bedroom, a single bedroom, and a bathroom.

Lastly the tavern measures approximately 60 sq. m. plus the boiler room of
6 sq. m. It is also "unfinished" and would require some renovation work to
make it usable for purposes other than a simple storage of furniture and
tools. It extends the full width of the house in the rear south facing part.
