Casa S.Angelo is a detached single-storey home built in 1972 and located in the attractive riverside town of Isola del Liri, less than 90 minutes from Rome.  The house has been well-constructed  and was raised from the ground by about 50 cm.  The home consists of a spacious kitchen with a fireplace, a living/dining room, two bedrooms, a bathroom, an entrance and hallway, creating an area (gross of the walls) of approximately 127 sq.mt.; including the courtyard in front and behind of the property there is an area of about 490 sq.mt.

The property also benefits from
an annex building used as a garage built in 1975, with a covered surface (gross of the walls) of 45 square meters;

a building used as a cellar, built not far from the house in 1978, with a covered area (gross of the walls) of 38 square meters; and

land of 1,765 sq.mt. adjacent to the buildings, currently cultivated as a vegetable garden, with a row of vines.
It is also possible to access the building used as a garage directly from via S.Angelo along a private gravel road.  

The residential building has a load-bearing structure in solid block masonry, hollow brick partitions, brick-cement floors and a roof with a two-pitched roof with a wooden load-bearing structure and the traditional 'tegole' tiles; the facades are plastered and painted; the external fixtures are wood and the windows are equipped with aluminum roller shutters; the internal fixtures consist of double-paneled wooden doors for access to the two bedrooms, folding doors for access to the kitchen and dining room, a wooden and glass door that separates the living area from the night zone; the internal flooring consists of 'marmettoni' tiling containing crushed marble chips.

The house is equipped with mains electricity and water, telephone and a biological dispersion sewage system. It does not have central heating.  The property is in generally good condition.

ISOLA DEL LIRI AND THE CIOCIARIA 

Isola del Liri is one of the major medieval towns in the area of Italy called the Ciociaria, the name given to the fertile land that lies south of Rome but north of Naples, situated inland in the hills in the heart of Italy. The historic centre of Isola del Liri is actually on an island formed by the convergence of two rivers with a spectacular waterfall forming the focal point of the old town. 

The Ciociaria region is within easy reach of both Rome and Naples and their respective airports. A day's shopping in Rome is a common pastime, while an even shorter drive brings you to the charming beaches south of Rome. Alternatively, drive east, and the mountains of the Abruzzo National Park await with horse trekking in the magnificent beech forests, and sparkling mountain lakes and rivers where you can swim in the heat of the summer. And at the other extreme of temperature, although Isola del Liri itself is temperate, less than an hour's drive brings you to the winter ski slopes. 

Often overlooked, both by tourists and by those foreigners in search of an Italian home, in favour of the more publicized regions of Tuscany and Umbria, the Ciociaria remains largely an unspoilt gem with beautiful scenery and medieval hilltop towns.
