Description

Villa Emery is a gracious and stately 1,050 sq.mt. villa with spectacular frescoes, set in a beautiful 15,000 sq.mt. park with centuries-old trees, criss-crossed by paths and walkways.

The main part of the villa, spread over four levels, dates back over a century and features vaulted frescoed ceilings and a magnificent "Stile Liberty" gracefully-curving wide marble staircase which is completely frescoed to depict a scene of the nearby Isola del Liri waterfall. Each of the upper three floors measures around 300 sq.mt. (commercial). There are large windows and open log fireplaces, and the floors have been beautifully tiled. The lower ground floor area adds a further c.100 square meters of 'cantina': rooms with high windows connected to the upper floors with an internal staircase. This area would be ideal as a hobby and relaxation zone, perhaps with a gym or a home theatre. Also here we find a natural rock grotto. forming a huge chamber in the hillside.

Additionally, just outside the main villa building, there are rooms that originally were stables backing into the sloping hillside; these provide further potentially habitable space of around 140.sq.mt. and have been plumbed and wired with the intention of creating bedrooms and bathrooms. There is a roof terrace on top of the stable block, ideal for al fresco entertaining.

Across the lawn from the villa is a characteristic small chapel with a domed roof and an adjacent charming little arbour.

Villa Emery is surrounded by an imposing wall with the principal entrance gates from the main road opening to a sweeping driveway through the woods of the private park leading up to the villa; another gated side entrance is accessed from a minor side road and leads to an entrance at the side of the villa convenient for deliveries of supplies.

The last restoration works were carried out between 2007 and 2008 when the villa was plumbed and wired; fibre optic cable is available. The windows are wood framed. The central heating is predisposed for installation of hot water radiators fired by a central boiler. The property is almost completely restored (the facade still requires repainting, and the bathrooms have been plumbed but not yet fitted).

This property is near Isola del Liri, known above all for the beauty of its waterfall (unique in Europe because it is located in the historic centre of a town). Isola del Liri is also a focal point for both local residents and visitors who enjoy the ambiance and atmosphere of the many typical little local restaurants and cafés opening out onto the medieval streets around the waterfall. Isola del Liri is twinned with New Orleans and hosts a number of very fine festivals.

Isola del Liri has excellent road access to the superstrada and hence to the Rome/Naples autostrada; the centre of Rome and also Rome's international airports are less than a 90 minute drive. There is good public transport by train and coach, including a luxury air-conditioned coach service into the centre of Rome.

ISOLA DEL LIRI AND THE CIOCIARIA

Isola del Liri is one of the major medieval towns in the area of Italy called the Ciociaria, the name given to the fertile land that lies south of Rome but north of Naples, situated inland in the hills in the heart of Italy. The historic centre of Isola del Liri is actually on an island formed by the convergence of two rivers with a spectacular waterfall forming the focal point of the old town and is twinned with New Orleans.

The Ciociaria region is within easy reach of both Rome and Naples and their respective airports. A day's shopping in Rome is a common pastime, while an even shorter drive brings you to the charming beaches south of Rome. Alternatively, drive east, and the mountains of the Abruzzo National Park await with horse trekking in the magnificent beech forests, and sparkling mountain lakes and rivers where you can swim in the heat of the summer.
