Ø The workshop is developed on four levels; in the past, the basement level was used as a warehouse and laboratory; on the ground floor, there were service offices for the warehouse, as well as a second laboratory; on the first floor, there were administrative offices, with the addition of a large terrace; a second floor where there are currently more rooms under construction, with a good part of the construction elements remaining in a rough state.

Currently, it constitutes a single body that, with a series of interventions, also considering its size and the autonomous partitioning carried out between the S1 and ground floors and the second floor, could be divided into multiple autonomous premises. In this regard, the property is conveniently divisible.
The property is in a normal state of conservation only with regard to the existing external structures.
The interior of the workshop, however, has been the subject of numerous and repeated acts of looting and vandalism, which have damaged the finishes and systems in a significant way. Outside, the asphalted surfaces are currently disconnected and compromised, as are the areas of the courtyard and the perimeter fences; the fence wall has been subject to landslides.
The building was built in steps to follow the slope of the land.
A part, that on the lower floor, consists of two large craft workshops with warehouses and support services, with the two floors well connected to each other through stairs, an elevator and support lifts, the latter heavily damaged by vandalism. The structure of the premises, as well as that of the entire complex, is made of reinforced concrete and frame. The basement has a precast slab covering, while the ground floor laboratory has a suspended ceiling with corrugated metal panels, which does not reveal the structural nature of the slab. The frames are aluminum.
The property has been the subject of repeated acts of vandalism and has been deprived of much of the frames and internal finishes; furthermore, over time, a series of extraordinary maintenance interventions have evidently been omitted. All systems (if not removed) are not working and, in fact, need to be completely redone. Externally, there is a loading canopy, made with a prefabricated steel structure and sandwich panels with a corrugated metal covering.
On the north side, facing Via Risorgimento, is located the volumetric distribution of the offices on three levels. On the ground floor, there were service offices for the warehouses and the laboratory; on the first floor, there were administrative offices with the entrance to the shoemaking factory and there is a large terrace; finally, on the second floor, there are rooms still under construction and a terrace, with the finishes of the internal construction elements remaining in a rough state. This part of the property has also been the subject of vandalism and looting.
Ø The lot includes a plot of land with an area of 4610 square meters, located downstream of the retaining wall that encloses the overlying workshop. The land is located in an agricultural area and is currently cut off from other properties, as it is not connected in any way with the road network of the Municipality of Santa Maria Nuova. It is planted with various types of ornamental trees; no crops are in place.
This is a land not used due to its slope.
