Casa Vincenza is a beautiful renovated flat in the fishing village of Porticello, in the municipality of Santa Flavia, on the north coast of Sicily. Just a few hundred metres from the sea and right in the centre of the village, it is the perfect place to spend happy summers and mild winters. Near the flat are the main shopping facilities, the village square, the fish market and the fishing port.

The flat

The flat is located on the second floor of a 4-storey building with only 3 units. The fourth floor consists of 3 rooms and 3 terraces belonging to the 3 flats (1 room and 1 terrace per flat). Although the terrace is not on the same floor as the flat, it can easily be used as a kitchen. Externally, the building is in good condition.

The flat consists of an entrance hall, a large, bright living room with balcony and kitchenette, 2 bedrooms (one very large double and one smaller single), a bathroom and a storage room. On the fourth floor there is a terrace of about 20 square metres with a view of the village, Monte Catalfano and a sea view to the side.

The flat is about 70 square metres (including outdoor area). The flat has recently been slightly renovated so that it is perfectly habitable without the need for any renovation work. The bathroom has been completely renovated, the window frames are the original wooden windows without double glazing, as well as the floors, which have been kept because of their particular design.

The house is connected to the municipal water supply and has a reserve cistern. It is regularly connected to the sewage system. The property does not have a heating system. There is currently no air conditioning in the home.

Surroundings

The house is just a few hundred metres from the small harbour and square of Porticello, a romantic fishing village just a few minutes from the town of Santa Flavia. You will not miss the fresh fish or the good bread, nor the liveliness of the streets and alleys with the nearby market and the constant stream of people enjoying the dolce vita in the square and in the nearby streets, playing cards, having a coffee or just spending time with friends who have been meeting daily on the same bench for a lifetime. In Porticello, all the important things are within walking distance. From the fishmonger, to the butcher, to the greengrocer, to the supermarket, to the hardware shop. Right on the mountain there is a nature reserve (Monte Catalfano) and the sea is right under your nose. About 1 km away is the Santa Flavia train station, which takes you to the centre of Palermo in less than 20 minutes. Palermo is a fascinating mix of history and modernity, of East and West, and legendary for its street food and art scene.

With the motorway leading east to Messina, west to beautiful Trapani and south to the Greek temples of Agrigento, most of Sicily is within a few hours' drive. Palermo airport is regularly connected to all major European hubs.
