Each level has a pair of rooms, with the front ones facing west and overlooking the street. At present the upper windows have been closed up and the balconies fallen completely through, but by the time you have three new French windows in place the home will be full of natural light, especially in the afternoons. The ceilings are three metres or higher, and the staircases are one above each other on the south side of the property.

Planning permission has already been given for the terrace, and this will transfer with the ownership. The only issue to be aware of is that the current certificate will expire in March 2026, meaning that if you're not able to get to work in a hurry you'll need to spend a little more on renewing it.



A REAL RENOVATION CHALLENGE

The entire property will need to be redone, with the only exception being the walls, foundations, ground floor and first staircase. The internal floors and ceilings will have to be rebuilt, as will the roof. As we mentioned before, the balconies are missing and all of the electrical and plumbing fittings will need to be added from scratch. Obviously plastering and decoration will be the final stage, along with fitting kitchens and bathrooms.

The great advantage of a project that needs this much work is, of course, that you can really shape it to your own needs. If you want a top floor kitchen opening directly onto the roof terrace to make al-fresco dining a cinch, that's absolutely possible. On the other hand, maybe you see the investment potential of three independent apartments, each with a bathroom at the rear and its own self-catering facilities.



A FRIENDLY, TRADITIONAL VILLAGE THAT'S DECEPTIVELY CLOSE TO THE CITY
Wandering the quiet streets or enjoying an aperitivo in front of the tranquil marina of Porticello, you would have no clue that you were only twenty minutes from Italy's fifth-largest city. The peninsula of Capo Zafferano screens Palermo from view, and instead you have the lovely landscape of green hills rising up from the Gulf of Termini Imerese. However, you can get into Sicily's capital city in twenty minutes by car, and the same time if you take a train from the nearby Santa Flavia station.

This makes Casa Maurizio perfect for someone moving to Palermo for work but dreaming of a quiet home life outside the city, or a regular visitor who needs to switch off from the world just 45 minutes from a major international airport.
