Villa nel Parco - Terrasini
This turnkey property is located in Terrasini, a small, pleasant coastal town a few kilometers behind the Palermo airport.
The villa itself is in a cul-de-sac, the surface of which is not asphalted, but this has something to do with the way the homeowner explained to us that the commune's water pipe is being laid to the house. In any case, the road is wide and easy to drive on with a normal car (I was there with a Volkswagen Touran). The house has a total of three owners, the mother-in-law and her two children, who are all convinced that they will sell the house now. The house with a total area of 243 square meters - in Italy the walls are counted - makes a very well-kept impression from the outside, in the front garden there are some tropical plants and a small lawn. There is a large garden behind the house, but since the family has not lived here for two years, it looks a bit overgrown. Here, too, tropical plants grow around the terrace. You can enter the house through a door from the street or by remote control through the electric gate. The reason the house is being sold is because the owner himself built a villa with a garden in Palermo; all adults work there and therefore this property has become a burden for everyone involved.
The house was divided into three separate, independent units by the three owners. On the upper floor there is an apartment of approx. 85 m², which can be reached by an external staircase, which is very nicely furnished, has tasteful floor tiles, has independent central heating and whose rooms are very bright despite the slope towards the south. According to the seller, not only do the three kitchens stay in the house, but also all the furniture, if you want. From this first floor apartment you even have a partial sea view and in my opinion also a view of the sunset.
We noticed on this terrace that no aircraft noise or other acoustic annoyance could be heard. The airfield is also quite far from here. In the neighborhood, neighbors also live here all year round. Since we have also been renting holiday apartments ourselves for many years, I can tell you that this apartment on the first floor would be the perfect holiday apartment for rent. In addition to air conditioning, this apartment also has a fireplace behind a glass pane and central heating radiators.
The ground floor has two faces. On the side of the garden there is the brother's apartment, which also looks very neat, also with a built-in kitchen that is bricked. Between this apartment and the apartment in the direction of the street, the owners have drawn Rigips walls to create two independent residential units. These walls can be removed again and a large residential unit can be created on the ground floor. It is also interesting here that the tasteful floor tiles are continuous and therefore no new tiles have to be laid after the walls have been removed. This structural measure of the gypsum walls partly on the ground floor and also on the first floor also has the structural advantage that they are much lighter and thus meet the requirements of earthquake safety. Since these are two independent residential units that are being sold here, buyers here have the opportunity to receive twice the state bonus of € 96,000 for renovation in energy-saving measures.
The parents' apartment on the ground floor facing the street is less nicely decorated and requires a beauty restoration. The furniture there is also less tasteful and I would remove the built-in kitchen immediately, as it is not needed because there is already a brick-built kitchen on the ground floor. When asked whether the window to the neighbor was bricked up, the seller explained that there was a glass wall there that was partially bricked up, which is also possible. The owner needed the wall to set up a bathroom there, which is not entered in the cadastre. If you don't want the bathroom there, he will of course take out the fixtures and fix a normal room. This measure would also be necessary in the case of applying for the Eco-Bonus, since the house then has to correspond 100% to the cadastral information. However, this can be reversed at any time. The house will be connected to the municipality's water network in one to two months (as of February 2021), so far the house has been supplied with water from its own well. There is also an 11,000 liter cistern under the lawn on the right-hand side. The water is pumped into the house with the help of a motor. The owner admits that this pump may be defective, since the house has not been inhabited for two years, that's understandable. Such a pump costs around € 200. Even if the house is soon to be connected to the municipal water network, you will always need the cistern because the water runs into it and is pumped into the house from there. You have to know that the water doesn't come here 24 hours a day.
Furnishing
Your question about the size of the property: Especially when you stand on the balcony, you notice that the green strip behind the house stretches over a length of several 100 m. This green strip was once bought jointly by the residents. There was then a division among the friendly neighbors across the width of their own property on which the house stands. This property was registered with the cadastral office but has not yet been sealed by a notarial contract. In the course of the conversation about this topic, the owner said that he was selling the house with the plot of land on it and that he would give away the part of the garden. When I asked whether a swimming pool could then be built in this garden, he said that it would not work because it would not be building land. Later, however, he added that he might be willing to seal this contract with the neighbors for this part of the garden, also so that a future buyer can create a pool. I have the impression that this point has not yet fully baked out. In any case, we are talking about a part of the garden that would become the property of a future buyer, but which is not necessarily suitable for the construction of a pool. This point has yet to be explained. In any case, you can install a build-up pool there. In the case of a purchase, the notary should clarify this. There is a working alarm system throughout the house and video intercoms in all units.
Even if the large garden behind the house looks a bit overgrown at the moment, there is an irrigation system there.
When I asked about the internet, the owner told me that they had internet there until two years ago and that the neighbors also have an internet connection. However, it is not clear to me whether it is a landline connection or a mobile radio provider, who here in Sicily often achieve a higher performance than the landline with 4G.
There are three bathrooms in the house, one of which, by the way, is very nice, can be reset by the owner if necessary (see above), a storage room for gardening tools under the outside staircase and the total square meters are given as 240 m², which in Italy also includes the walls become.
The total number of square meters of the property including the garden is given as 1000 m².
If you have problems with the entry of the garden behind the house in the land register as building land, you can also put a 4 × 6 m pool in the ground in front of the house.
There are no plans to expand the airport, we are talking about a nature reserve, which is located in front of this settlement. By the way, this nature reserve is also a popular hiking area with a wonderful view and a beautiful coastal strip.
Wealthy Palermitans and also locals live in the neighborhood all year round. There are also some very simple houses in the cul-de-sac. At the end of the approx. 200m long dead end there is access to a rocky beach.
Heating: there are radiators throughout the house and the apartments also have gas burners. So far, these owners have not lived here in winter. It was a pure summer house. That is why there is no gas tank, as we have in areas where no methane is supplied. These gas tanks are provided free of charge, have a capacity of 1000 or 2000 l and can also be installed underground. These gas burners not only provide the house with heat, but also with hot water. If you want to take part in this Ecobonus program, the hot water and heat supply would be organized electrically by photovoltaics today. But this work is a different topic. The view from all windows is into nature, especially on the back towards the garden there are huge window areas that give the rooms a lot of light and nature.
Surroundings
The place Terrasini looks bright and friendly, the streets are very clean and on the nice coastal road in the place there are numerous cafes, which are very well filled even in winter at lunchtime. There are bizarre cliffs and beaches in Terrasini. From here you drive west to the property, first through a small suburb with modern supermarkets and also some new development areas. Then it goes on the coast through a nature reserve to the settlement of the villa. The distance from the villa to the nearest supermarket and other shops is around 2 km.
possibilities
This villa was designed as a multi-generation house by the sea. There are two residential units, from a building law perspective. In fact, the basement has been divided up again, this spatial separation can be removed by removing the plaster walls. It is therefore possible to live in one residential unit yourself and rent two out.
This property makes a very positive impression, the owner is ready to discuss the price with me, but it is clear to all of us that the scope there will not be very large. According to the tax office, sales of up to € 1400 per square meter were achieved in this area in 2020. Together with the property, the price of € 320,000 is okay. There is some room to negotiate.
