Set high in the hills above San Leo Bastia with commanding views, a sweeping drive and large terrace, the Palazzo Vaiano and its outbuildings are unique and beautiful. The principal house requires work and two of the outbuildings require restoration but the Custodian cottage is habitable which would be excellent while working on this project.The palazzo is set on four floors, each floor measuring 255 sqm and many original features have been maintained. Below the terrace is the old blacksmiths forge. 

On the ground floor there are vaulted ceilings in most of the rooms, the stables boast flagstone flooring, a huge archway as well as the wooden manger. The cellar, also with an archway, has two wooden wine barrels so large they would have to be dismantled to be removed. There is also a small chapel on this floor.

The kitchen on the first floor has an enormous open fire that would have served as kitchen range, smoke house and warm corner and is perfectly preserved as is the huge stone sink. The rest of the villa is most notable for its size, one of the rooms measures approximately 9.7m by 5.4 m and feels like a ballroom in its dimensions. 

The palazzo has three outbuildings, a caretakers cottage with 3 bedrooms and 2 bathrooms; this has been completely restored except for kitchen which needs to be fitted. A second cottage is structurally sound but in need of renovation, it would make a 3 bedroom house. The third is of about the same size and in need of some rebuilding and new roof.

The whole complex is surrounded by terraced gardens and woodland and the views from here are truly magnificent.
