Nice semi-detached house (3 open sides) with a beautiful garden bordering a stream with crystal clear waters and where there is a large independent stone hut.
Until four years ago the property was very well looked after and habitable, but having then been totally abandoned for family reasons of the owners, the house now needs some renovation work.
Externally, the old roof tiles need to be completely replaced with new tiles (but not the roof needs to be structurally redone, only the tiles need to be replaced) and new rainwater drains need to be installed.
Internally, the damage caused in some places by rainwater dripping from the roof due to broken tiles needs to be repaired and as can be seen from the photos of the interior (the damage is mostly limited to one side of the kitchen).
The house is distributed over three levels with the cellar in the basement and living quarters on the other two levels which are connected by an internal staircase.
The entrance to the house is on the ground floor where we find a very small hallway with the stairs to the upper floor immediately in front of the entrance and next to it the door to the bathroom which is complete with toilet, sink, tub and bidet. Hot water with electric boiler (we don't know if it's still working).
On the left of the entrance we find the kitchen with fireplace and on the right a room which in our opinion could rather be a living room (perhaps with a sofa bed).
Through the stairs you reach the upper floor where we find a bedroom and another attic attic room which is quite large but not at the height of an adult. The owners used the attic as a bedroom for the child.
IMPORTANT NOTE: the internal staircase is very steep as the space available is minimal. It could (perhaps) be replaced with a spiral staircase or another solution found, but we have not investigated this.
The owners have always used the house for their holidays and weekends and as a and quot;Tuscan Refuge and quot; a staircase of this type may be acceptable if you do not have particular mobility problems.
We only recommend that you carefully evaluate this aspect before considering a visit to the property.
In our opinion, the exteriors of the property are of absolute beauty as we have a beautiful garden where in the center we find a large stone hut.
The garden is flat and on one side is in an elevated position above the clear stream that flows in a succession of small waterfalls and lakes.
There are trout in abundance and in some places, in the deeper lakes, you can swim.
By renovating the stone hut (creating something for outdoor living: kitchenette, barbecue corner, etc.) it would become a space where you could spend the whole day outdoors and be able to reach the stream in just a few steps.
The location is absolutely quiet and is just over 10 minutes' drive from everything you need: shops, bars, restaurants, pharmacy. etc. The train station is just over 20 minutes away by car.
