The property consists of a standing stone Farmhouse in its original condition on two levels and an annex that is a ruin located in the Umbrian hills near Pianello dell’ Ara. The main house in need of complete restauration with the possibility of recuperating the original materials such as stone, handmade terracotta tiles and timber, as the property subject of restoration is registered under the buildings of historical and cultural interest, subject to the Department of Cultural Heritage and Environmental Protection, there is the possibility of adding 100 sqm of building with a maximum height of  6.5 meters from the ground to the peak of the e roof line, this can be built in a radius of 15 meters from the main house and cannot be attached. The annex can be recuperated and rebuilt.

The L shaped main house of approximately 400 sqm including the walls developed on two floors, maintains its original features as the ground floor was used as stables and the first floor, accessible from the external staircase (loggia), was used as habitation as there is still the original fireplace and stone sink. The property can easily contain 5 bedrooms en-sweet and spacious living areas to entertain guests and family.

The property sits on its own hillock with open views of the Umbrian countryside, immersed in an established lined olive grove, with plenty of flat land surrounding the habitation with the possibility to build a swimming pool af ones choice. The total surrounding land consisting of about 20 hectares mixed between wood land, agricultural and olives.
