The main building
The villa has seen many uses throughout the centuries. First historical traces date back as far as the 13th century in which it was believed to be a monastery, hence the small church, which is still consecrated. The building was enlarged in time and the current structure dates back to 1709 as can be seen by the inscription above the main entrance.

The left side of the sturdy building is for sale whereas the right side is inhabited by relatives of the original family. The ground floor is accessible directly from the outside and features several large open spaces which in the past were mainly used as storage spaces. As the building is subject to restrictions it will most likely not be allowed to alter the outside appearance by opening up windows to create more entrance ways. As the spaces are however attractive and feature for example the original ceilings they could work absolutely great as art or yoga studios, workshops or as a home for other activities.

The beautiful main entrance gives access to a marble staircase leading up to both the 1st and 2nd floor. The first floor harbours a comfortable apartment with an unmistakable vintage flavour. The old red cotto floor, wooden ceiling beams and shutters all add to undeniable character.

To the right of the hallway lies the quite spacious dine-in kitchen with a view across the hills towards the south. After the kitchen the even larger living room offers more than enough room for various sitting areas. The tall windows catch the morning sun from the east as well as the bright light from the south. The central hallway gives access to a separate bathroom as well as three good size bedrooms. The main bedroom at the far corner has its own ensuite bathroom.

The second floor is currently in an unfinished state, leaving the new owner the opportunity to personalise this blank canvas!

The annex
The very charming outbuilding is shared property with the church at the centre. The false vault in the church is damaged and needs work before it can be entered safely again. To both sides are large wings, the left one used to be the orangery, the right one is a storage area.

The grounds
A large lawn with pretty views wraps around the side and back of the villa. It provides more than ample space to enjoy the outdoors during the mid and summer season. Parking is possible both along the drive way as well as in front of the villa, but preferably along the driveway so as not to spoil the nice grounds. Behind the church an again shared modest pool is the right place for hot summer days. The bocce field and a nice olive grove make this Italian dream complete.

The surroundings
At a good distance opposite the villa and across the road another former farm building is being transformed into a small yet exceptional design boutique hotel. The nearest city is Marsciano at 8 km distance with a quaint and ancient city center and all amenities for daily life. Centrally located in Umbria many interesting cities and sights are within easy reach. Ever famous Assisi lies as 45 km distance whereas the bustling student city Perugia is a mere 30 km away. The little hilltop town of Todi (26 km), but also the vineyards of Montefalco (40 km) and Bevagna (45 km) are nice to visit. The same for the estruscan city Orvieto with its famous cathedral and underground city. Even Montepulciano in Tuscany and known for its wine is only 68 km away.

The nearest international airport is Perugia, followed by Siena and Rome.
