Geographic position
Villa dell'Antica Torre is a charming residence located in Umbria, between Perugia and Marsciano, in a panoramic and elevated position on a green hill overlooking the Nestore Valley. The gently undulating course dates back to the late 1950s, and its clubhouse was carved out of an old lime kiln from 1921, with imperious towers towering over the course, evoking English golf courses.
Perugia airport is 38 km away, reachable in about 45 minutes by car, and the airports of Rome Ciampino (175 km), Rome Fiumicino (190 km) and Florence (178 km) can all be reached in just over two hours by car.

Description of buildings
Villa dell'Antica Torre is an ancient building built in the 17th century, very characteristic, thanks to the presence of two striking diagonally opposed circular towers, one of which rises one floor above the top level of the dwelling, hosting a small terrace with an incredible 360° view of the hills and the surrounding landscape.
The commercial area of the dwelling is 220 square meters, plus 4 square meters of the small terrace on the tower.
The development is on 4 levels, connected by a spiral staircase, located inside the highest tower.

Inside we find:
- basement with kitchen and woodshed with also independent entrance;
- ground floor with living room and bathroom;
- second floor with two bedrooms and bathroom;
- second with two bedrooms, small bedroom and bathroom.
The spiral staircase rises beyond the second floor, reaching a charming 4 sq. m. panoramic terrace.

The area is calculated on the basis of the net floor area including interior partitions and increased by 10% incidence for load-bearing walls. The area of the small terrace should be added to the total area, which is counted separately.

State and finishing
Although the exterior walls, in exposed stone, and the roofs are in good condition, the property needs renovation, which will allow a better use of the interior spaces and functionality of the systems, while maintaining the architectural features.
Inside, we still find the old terracotta floors and the wood and tile ceilings.

External areas
