The house

Though this once was a fully functional home with ground floor stables and storage and upstairs a cosy home, the building is now in a dire state. There is very little to save which makes it unfit for a renovation job.  The total surface that can be constructed is approximately 274 square meters which means ample space for a great family home!  The design of the new house is tied in with the characteristics of the land which is sloping and of different consistency in different places. This means there are some restrictions regarding the shape but also plenty of opportunities to create a wonderful dwelling. The land

The property lies along a quiet dead-end gravel road. Apart from the occasional tractor there is no traffic. It is possible to move some of these to another location on the plot in order to open up the view towards Todi.

The surroundings

The location of this property is just below the little village of Due Santi which offers a bar, small grocery shop as well as a pizzeria. To the east lies the quaint hilltop town Todi with all amenities for daily life, a lively expat community and events year round.  To the west lies the popular and renowned wine area of Montefalco and Bevagna with many excellent vineyards. The scenery is truly gorgeous, especially in autumn when the sagrantina vines turn scarlet red. Many fascinating towns are within easy reach like Orvieto, Perugia, Assisi, Spello, Trevi and Spoleto.

The E45 highway ensures swift connections to Rome and further south as well as to Tuscany and the north. The nearest international airport is Perugia at  45 km distance followed by Rome at 170 km.
