According to Gate-away.com report for 2020 analysing requests received from overseas would-be buyers for properties for sale through the portal, Italy confirms its trend of constant growth. Compared to 2019, the demand for Italian properties has increased by 14.93%. Tuscany remains the favourite region and among the most sought-after areas are Lake Como and Salento.

The pandemic has not stopped their desire to buy an Italian dwelling. After some months of uncertainty with the Covid-19 outbreak – especially in March with a -35,13% of requests – the interest in Italy has surged again.

Record number of requests in June and July 2020

“Gate-away.com has recorded a record number of requests in June and July with respectively +51.49% and +57.11% compared to the same period in 2019 – comments Gate-away.com CEO, Simone Rossi – A much better result than any other June and July since the portal was founded in 2008. In 2020 many international buyers who were unable to travel due to the global health emergency, were also able to initiate the negotiation or sign the final deed to purchase their dream home in Italy thanks to the power of attorney, i.e. by authorising another trusted party to perform a specific legal act in their interest”.

Where the enquiries come from

The largest requests recorded by Gate-away.com in 2020 came from the United States 23.06% (percentage of total requests); the United Kingdom 11.71% and Germany 10.84%. Overseas buyers that at the time they made the request were already in Italy were 6.07%. They are followed in fifth position by France with 5.27%.

The most requested Italian regions by international investors

  1. Tuscany with 15.03% of the total number of enquiries
  2. Lombardy (11.05%)
  3. Apulia (8.94%)
  4. Abruzzo (7.77%) 
  5. Liguria (7.45%) 

They are followed by Sicily, Piedmont, Lazio, Umbria, Sardinia, Calabria, Marche, Molise, Campania, Veneto, Emilia-Romagna, Friuli, Trentino-Alto Adige, Aosta Valley and Basilicata.

Among the most sought-after areas, in the top 10 we have Lake Como, Salento, Lunigiana, Valle d’Itria, Maremma, Chianti, Lake Maggiore, Amalfi Coast, Alps and Lake Trasimeno.

What kind of property are they mainly looking for?

Most of the searches (75,85%) are directed towards detached houses, 66% of which are already restored/ habitable. 51,26% choose a surface of more than 120 square metres and 57,81% need a garden. 

The average property value is €499,956 (+37.28% compared to 2019).
