Trulli Houses and Their Market

They are the most common and unique properties of the Puglia region, and they are quite popular among international and national investors. They are mysterious, circular structures covered with thick limestone walls and conical roofs with pinnacles on top of them. Their meaning appears to be quite primitive.

Trulli are mainly found in the Itria Valley, the southern part of the Murgia Plateaux. That’s why it is also called the ‘Trulli Valley’.  This Valley includes many now famous villages, such as Cisternino, Martina Franca and Locorotondo. The renowned town of Alberobello is the true capital of Trulli, it is the most famous and beautiful Trulli town with over one thousand properties in seven streets.

Most of the them are quite affordable and in good condition, only requiring minimal restorations. The properties that usually interest people the most are the ones with 4-5 cones where you can get about two bedrooms, a kitchen and bathroom. For such a home to be restored you can spend around €30,000 to 40,000. This cost is a really small sum to pay for a house that comes with panoramic views of the surrounding farmhouses, towns and countryside, and boasting wide plots of land.

The Masserie Houses of Puglia Region

The Masserie are old farmhouses that are found in the rural parts of Puglia. Most of them have been converted, making it hard to believe that they were ancient farmhouses used as centers for grazing and cultivation. Many are now used as fancy restaurants, hotels, villas and retreats that offer marvellous accommodation for national and international guests. Others have been converted into country houses. They have developed a high reputation in the Puglia region to become some of the most exclusive properties. Currently, they are some of the most expensive housing solutions in the Puglia house market. Masserie are being sold at over one million Euros for a wide property measuring 300/400m2. The houses that are valued at this amount are built on vast land with fruit trees. They are usually used as business and facility accommodations.

The Puglia Country Houses

Apart from Masserie and Trulli houses, the region has traditional properties situated in the countryside. These houses are stone built and date back to the 19th and 20th century. Country houses are commonly surrounded by olive groves and act as perfect retreat location for a peace and quiet environment. These properties come in different designs with the most common having five to six rooms with the bathroom being situated on the ground floor. They also boast vaulted ceilings. The first floor has a roof terrace for a proper view of the olive groves. The most appealing country houses are found on vast land and are 700-1000m² wide and in good condition. In such a property, the total cost is about €120,000 to 130,000.
